About the Role
MoveSmart Rentals seeks an experienced and dependable Handyworker to support residential rental properties through comprehensive readiness assessments, repairs, lockbox installations, and detailed documentation to ensure properties are prepared for listing, showings, lease finalizations, or tenant move-ins. This position requires strong hands-on skills and the ability to work autonomously in the field, maintaining professional communication with landlords, applicants, tenants, and internal teams.
Key Responsibilities
- Conduct property visits to assess listing readiness and access conditions.
- Inspect overall property condition and recommend necessary repairs or improvements.
- Capture high-quality photos and videos of property features, access points, repair work, and concerns.
- Install lockboxes and verify access details for properties.
- Perform general repairs and minor property-readiness tasks.
- Create or suggest follow-up work orders for additional repairs or enhancements.
- Return to properties to execute approved repair orders and final preparations.
- Provide detailed updates, including notes, photos, and videos documenting completed work.
- Communicate respectfully and efficiently with landlords, applicants, tenants, and team members.
- Recognize when specialized licensed trade services are necessary and escalate accordingly.
Typical Tasks Include
- Drywall patching and small wall repairs.
- Caulking and sealing joints or gaps.
- Touch-up painting.
- Repairing doors, locks, hinges, handles, and cabinets.
- Minor plumbing fixes within scope.
- Installing fixtures, shelves, mirrors, blinds, and hardware.
- Small repairs to flooring, trims, and baseboards.
- Managing rental turnover and ensuring listing readiness.
- Setting up lockboxes and configuring access systems.
- Conducting property condition checks prior to listing, showings, or tenant move-ins.
Candidate Qualifications
- Prior experience as a handyworker, maintenance technician, contractor, or similar role.
- In-depth knowledge of residential repair work and rental property turnover standards.
- Access to reliable transportation.
- Necessary tools readily available at all times during work.
- Possession of a ladder for job site use.
- Smartphone (iPhone 13 or equivalent) equipped with a high-quality camera for documentation.
- Comfortable and skilled in photographing and videotaping property details and completed work.
- Capable of clear written reporting and updates post-visit.
- Ability to work independently with minimal supervision.
- Professional demeanor, punctuality, reliability, and strong attention to detail.
- Effective communication skills with landlords, applicants, tenants, and team members.
Preferred Experience
- Experience with rental turnover repairs.
- Familiarity with preparing rental properties for photography, showings, inspections, or move-ins.
- Previous work installing lockboxes and configuring property access.
- Comfort working within both occupied and vacant residential rentals.
- Background supporting leasing, property management, maintenance, or related residential service operations.
