Job Overview
Khidmah is looking to hire an experienced Building Management System (BMS) Operator skilled in overseeing HVAC systems to ensure optimal, safe, and consistent operation of building functions. The role involves real-time monitoring, fault diagnosis, routine inspections, and collaboration with maintenance teams to maintain system integrity and occupant comfort.
Key Responsibilities
- Operate and supervise the Building Management System to maintain efficient and reliable functionality of all building systems.
- Manage HVAC components such as chillers, air handling units, fan coil units, ventilation systems, pumps, and related equipment for optimal performance.
- Immediately address BMS alarms and alerts by troubleshooting and escalating complex issues appropriately.
- Conduct regular inspections on BMS and HVAC equipment to ensure appropriate operation and detect possible faults.
- Track building energy usage and performance, proposing measures to improve energy efficiency.
- Collaborate closely with maintenance personnel and subcontractors to facilitate necessary preventive and corrective maintenance.
- Diagnose system problems and assist technicians in root cause analysis of BMS and HVAC issues.
- Keep detailed and accurate records including operational logs, maintenance documentation, and daily reports.
- Assist in testing, commissioning, system calibration, and functional verification of BMS and HVAC installations.
- Adhere strictly to internal policies, safety guidelines, and facilities management standards.
- Report irregularities in system behavior and suggest both corrective and preventative solutions.
- Ensure uninterrupted operation of vital building systems to minimize downtime and prevent service disruptions.
Candidate Qualifications
- Diploma in Electronics or a similar technical field.
- At least two years of practical experience handling Building Management Systems and HVAC operations.
Skills Needed
- Proficiency in operating and monitoring Building Management Systems.
- Comprehensive understanding of HVAC equipment, building automation systems, and controls.
- Strong analytical skills for troubleshooting and problem resolution.
