Position Summary
The Title Insurance Processor plays a vital role in examining title commitments and related documents to detect and address title defects before closing. This position ensures all curative measures are executed accurately and efficiently to facilitate seamless and compliant real estate closings. Collaboration with examiners, underwriters, closing agents, and external contacts is key to resolving title concerns and preparing files for settlement.
Key Responsibilities
- Analyze title commitments and supplementary documentation to identify issues.
- Rectify defects such as missing paperwork, unreleased liens, and ownership discrepancies.
- Communicate with clients, attorneys, lenders, and government offices to secure needed curative items.
- Prepare and process curative documents including affidavits, releases, and corrective deeds.
- Maintain and update title files and systems with progress records.
- Work with underwriters to agree on acceptable curative solutions.
- Ensure all curative steps align with company policies and legal requirements.
- Confirm files are complete and clear for closing.
- Keep thorough documentation and aid in quality assurance efforts.
- Assist continuous improvement of curative and processing procedures.
Qualifications and Experience
- Previous experience in title processing, curative work, or supporting real estate closings.
- Knowledge of title commitments, legal documents, and curative protocols.
- Understanding of applicable state and local property transfer laws.
- Capability to interpret legal property descriptions, liens, and encumbrances.
Work Environment and Communication
- Regular communication with underwriters, closing teams, and external agencies.
- Utilization of title software, email, and document management systems.
- Frequent interaction with clients, attorneys, and municipal offices to resolve issues.
Collaborative Relationships
- Internal: Cooperate with examiners, closers, and underwriters.
- External: Liaise with attorneys, surveyors, lenders, and county offices.
Additional Responsibilities and Impact
- May provide mentorship to junior processors and support training efforts.
- Decisions have a direct influence on transaction readiness, risk mitigation, and customer satisfaction.
- Accountable for ensuring title clarity and compliance ahead of closing.
- Handles work in a fast-paced setting with strict deadlines, requiring effective prioritization and responsiveness.
