About Bluecore Residential

Bluecore Residential is a privately held real estate investment and property operations company founded in 2004. The business has owned and operated more than 20,000 apartment units in growing secondary markets. Its operating model combines property management, asset management, and advanced data analytics supported by proprietary technology. The company emphasizes speed, transparency, and decisive action over traditional corporate bureaucracy.

Bluecore is seeking a Senior Regional Manager with a strong growth orientation and a drive to improve performance through innovation. This is a high-impact leadership role for someone who thrives in a fast-changing environment.

Role Overview

The Senior Regional Manager will be responsible for a portfolio of 6 to 10 conventional multifamily Class A properties, totaling approximately 2,000 units. The role is remote-based, with an ideal home base in Nashville, TN, Raleigh, NC, or Atlanta, GA. Up to 75% travel is required. The position reports to the Senior Vice President of Property Management.

What You Will Do

Your focus will be to lead the assigned portfolio to strong operational and financial performance. You will be expected to elevate mid-level property managers into top performers, quickly identify weak performers, and help recruit, hire, and develop stronger talent with support from the recruitment team.

  • Work within Bluecore’s empowerment-driven culture by participating in open debate with leadership and consistently sharing what is not working each week.
  • Build and strengthen a team of high-performing property managers.
  • Give property managers autonomy while also holding them accountable for results and decision-making.
  • Act as a hands-on servant leader and provide guidance to every manager in the portfolio.
  • Inspect, verify, and audit communities regularly to ensure company standards and legal compliance are met.
  • Continuously assess people, product, and pricing, then take proactive action to improve results.

What Success Looks Like

The ideal candidate is someone who can bring order to challenging assets, transition properties from lease-up to stable performance, protect NOI, and make smart pricing and concession decisions. You should be able to build or rebuild teams quickly, use technology to improve outcomes, and coach managers so they become self-sufficient leaders rather than followers of scripts.

Requirements

  • At least 4 years of multifamily property management experience in a regional leadership role overseeing Class A assets.
  • Proven experience managing portfolios of 1,500 or more units while meeting or exceeding budget expectations.
  • Strong command of Yardi and a track record of using rent optimization tools to improve NOI.
  • Demonstrated ability to recruit, hire, and develop high-performing talent.
  • Excellent communication skills, including the ability to give candid upward feedback and engage in constructive disagreement.
  • Must live near a major airport and be comfortable traveling up to 75% of the time.

Benefits

  • Market-competitive compensation based on experience, qualifications, and current market data.
  • Performance bonus eligibility of up to 10% of annual salary, paid twice a year.
  • Unlimited DTO available from the first day of employment.
  • 10 paid company holidays.
  • 8 paid volunteer hours each year.
  • 25% rent discount for employees on any available unit.
  • Medical PPO, HDHP, FSA, HSA with employer match, dental, vision, STD, and LTD coverage.
  • 24/7 employee assistance support for counseling, financial guidance, and legal resources.
  • 401(k) Traditional and Roth options with a 25% company match on contributions up to 6%.
  • Full reimbursement for approved industry certifications such as CAM, CPM, CAPS, CPO, and similar credentials.
  • Access to internal technology tools designed to simplify work and improve transparency.
  • A culture that encourages open communication, honest feedback, and healthy debate.
