Procurement Specialist

About the Role

MAK Developers LLC is looking for a skilled Procurement Specialist to oversee the entire procurement process for construction projects and real estate development activities. This role requires expertise in sourcing materials, subcontractors, and service providers, ensuring cost-effectiveness, adherence to quality standards, and timely delivery of projects.

Key Responsibilities

• Manage the full procurement cycle: sourcing, vendor selection, negotiation, purchasing, and coordinating deliveries.
• Evaluate and onboard trustworthy suppliers, subcontractors, and service providers for construction and real estate projects.
• Obtain quotes, perform commercial evaluations, and negotiate pricing, payment terms, and contractual agreements.
• Prepare, review, and manage Purchase Orders and procurement contracts along with related documentation.
• Collaborate with project, engineering, finance, and site teams to ensure alignment of procurement activities with project timelines and operational needs.
• Monitor material requirements, inventory, and procurement plans to prevent shortages and project delays.
• Track vendor performance, delivery schedules, and quality compliance according to project specifications.
• Build and maintain strong supplier relationships to secure competitive prices and dependable service.
• Ensure procurement adheres to company policies, contracts, and industry best practices.
• Generate procurement reports, cost analyses, savings assessments, and vendor evaluations for management review.
• Address supplier issues such as delays, quality problems, and payment discrepancies efficiently.

Qualifications and Requirements

• Bachelor's Degree in Business Administration, Supply Chain Management, Procurement, Engineering, or a related discipline.
• At least 5 years of procurement experience in Contracting, Construction, Real Estate Development, or Building Materials industries.
• Expertise sourcing construction materials, MEP components, finishing materials, subcontractor packages, and project-related services.
• Proficient in preparing, handling, and monitoring Purchase Orders.
• Skilled in supplier sourcing, evaluation, relationship management, and performance tracking.
• Strong negotiation capabilities for commercial and contractual terms.
• Excellent analytical skills for cost analysis, budgeting, inventory control, and procurement planning.
• Thorough knowledge of procurement procedures, supply chain management, and industry standards.
• Experienced in Microsoft Office (Excel) and ERP procurement systems.
• Effective communication, negotiation, organizational, and problem-solving skills.
• Ability to work independently and coordinate with diverse teams.
• Familiarity with UAE construction and real estate procurement regulations and practices is highly advantageous.
