Position Summary
Axia Partners is hiring an Investment Associate to join their investment team in Lehi, Utah. This role involves working directly alongside a Vice President of Investments and engaging with company leadership to analyze new investment opportunities and manage an existing portfolio of real estate assets.
Company Background
Axia Partners is a growing firm specializing in commercial real estate and outdoor hospitality investments. The firm manages investments through a blind fund and special purpose vehicles (SPVs) for targeted projects. The approach focuses on full lifecycle management of investments, involving team members from initial opportunity assessment through to final disposition, ensuring accountability and value creation.
Key Responsibilities
- Analyze financial performance of portfolio assets as part of a deal team headed by a VP of Investments.
- Develop and maintain intricate financial models and tracking systems using Excel.
- Compare actual results against budgets, forecasts, and investment projections.
- Prepare quarterly summaries for investors and monthly asset management reports for leadership.
- Assist in conducting quarterly asset valuations.
- Collaborate closely with property management to identify operational improvements and cost savings.
- Contribute to initiatives aimed at increasing net operating income (NOI), enhancing efficiency, and raising asset values.
- Oversee capital projects in coordination with CapEx teams, assessing returns from capital expenditures.
- Work cross-functionally with accounting, operations, and investor relations to align investment strategies with operations.
- Support underwriting of new acquisitions including financial modeling, market analysis, and due diligence.
- Participate in due diligence processes from Letter of Intent (LOI) to closing, evaluating assumptions and preparing asset business plans.
- Develop sourcing relationships and screen potential investment opportunities.
- Help coordinate transaction closings with lenders, legal teams, and other parties.
- Conduct portfolio-wide analysis to inform hold/sell strategies and support disposition processes.
- Prepare marketing materials and manage buyer diligence and closing logistics during dispositions.
- Create presentation materials for investment committees and investor meetings.
Qualifications
- Bachelor's degree in Finance, Real Estate, Economics, or related discipline; Master's degree preferred but not required.
- 2 to 3 years of experience in real estate investment analysis, asset management, finance, or similar fields.
- Advanced Excel proficiency, including building financial models and conducting sensitivity analyses.
- Experience with AI tools such as Claude or ChatGPT for enhancing research and analysis.
- Ability to perform independent, ad-hoc analytical assignments.
- Strong knowledge of financial statements and real estate valuation principles.
- Excellent analytical capabilities and problem-solving skills.
- Effective verbal and written communication skills.
- Organized and able to prioritize tasks effectively amid multiple demands.
- Detail-focused, self-driven, and capable of managing diverse responsibilities in a dynamic environment.
