Job Summary

We are seeking a proficient and dependable Handyworker to visit residential rental homes to conduct listing-readiness evaluations, carry out general repairs, set up lockboxes, capture detailed photos and videos, and identify any additional work necessary before rental properties are listed, shown, leased, or prepared for occupant move-in.

Key Responsibilities

• Perform assessments of rental properties focusing on readiness for listing, accessibility checks, authorized repair tasks, and move-in preparations.
• Inspect property conditions, noting repairs or enhancements that influence readiness, showings, or move-in standards.
• Take clear photographs and videos documenting property condition, access points, lockboxes, repairs, and any issues affecting the leasing process.
• Install lockboxes and verify access details to properties.
• Conduct minor repairs and light maintenance tasks to prepare properties for rental.
• Generate or suggest additional work orders for follow-up repairs or improvements when necessary.
• Return to properties to complete approved repairs or maintenance prior to listing, showings, lease signing, or tenant move-in.
• Submit detailed updates, including notes, photos, and videos summarizing completed work.
• Communicate courteously and professionally with landlords, applicants, tenants (when relevant), and internal teams.
• Recognize when tasks require licensed tradespeople and escalate those appropriately.

Typical Tasks

• Patching drywall and repairing minor wall damages.
• Applying caulking and sealing where needed.
• Completing painting touch-ups.
• Repairing door hardware such as locks, hinges, handles, and cabinets.
• Performing basic plumbing repairs within scope.
• Installing fixtures, shelves, mirrors, blinds, and hardware.
• Carrying out minor repairs to flooring, trim, and baseboards.
• Preparing properties for rental turnover and listing readiness.
• Installing lockboxes and configuring access methods.
• Checking property conditions prior to listing, showings, or tenant move-in.

Required Qualifications

• Prior experience as a skilled handyworker, maintenance technician, contractor, or in similar maintenance roles.
• Sound understanding of residential repair, rental turnover processes, and property readiness standards.
• Access to dependable transportation for travel to rental sites.
• Possession of essential tools readily available while on the job.
• Availability of a ladder for use during tasks on-site.
• Equipped with an iPhone 13 or an equivalent smartphone featuring a high-resolution camera.
• Ability to take high-quality photos and videos of property conditions, access arrangements, repairs, and any concerns.
• Strong written communication skills for generating clear notes and reports following visits.
• Capacity to work independently with minimal oversight.
• Professional demeanor, punctuality, reliability, and attention to detail.
• Effective and respectful communication skills with landlords, tenants, applicants, and team members.

Preferred Experience

• Experience performing rental turnover repairs specifically.
• Familiarity with preparing rental properties for photography, showings, inspections, or move-in.
• Aptitude in installing lockboxes and managing property access details.
• Experience working within occupied or vacant residential rental units.
• Background supporting leasing, property management, maintenance, or residential services operations.
