About the Role
The Building Management System (BMS) Operator is responsible for overseeing, regulating, and optimizing various building systems via the BMS platform. This includes systems such as HVAC, lighting, fire alarms, water supply, electrical power, and energy consumption. The role demands continuous monitoring, swift fault handling, and strict compliance with health, safety, and environmental (HSE) protocols to maintain safe and efficient facility functionality.
Key Responsibilities
- Maintain continuous surveillance of BMS dashboards, tracking system statuses, alarms, and key performance indicators including temperature, humidity, pressure, voltage, water flow, and energy usage.
- Manage system operations by modifying setpoints and control tactics as per operational requirements or supervisory instructions. Control equipment such as air handling units, chillers, pumps, exhaust fans, and lighting circuits to maintain optimal comfort and energy efficiency within different zones.
- Promptly investigate triggered alarms, execute initial corrective measures, collaborate with technical teams for physical inspections or repairs, and document all system faults, events, and corrective actions.
- Prepare periodic reports—daily, weekly, and monthly—on system performance metrics and alarm histories. Keep accurate records of runtime hours, maintenance schedules, and breakdown incidents, including capturing pertinent data and screenshots.
- Facilitate communication among engineering, HVAC, electrical, and fire safety teams, coordinate emergency responses related to BMS, and support energy conservation initiatives.
Qualifications & Skills
- Completion of a diploma or certification in Electrical, Electronics, HVAC, or Building Automation disciplines.
- Possess 2 to 4 years of experience operating BMS in large-scale facilities or critical infrastructure settings.
- Proficient with BMS platforms including Siemens, Schneider, Honeywell, Johnson Controls, and Tridium Niagara.
- Knowledgeable in communication protocols such as BACnet, Modbus, and LonWorks.
- Basic understanding of HVAC, electrical systems, and fire alarm system interfaces.
- Computer literate with strong attention to detailed system monitoring and reporting.
Safety and Compliance Measures
- Use of required Personal Protective Equipment (PPE) such as helmets, safety shoes, gloves, and safety glasses when accessing mechanical rooms, electrical panels, or rooftops.
- Adhere to Safe Work Practices including Permit-to-Work (PTW) and Lockout/Tagout (LOTO) protocols before system access or equipment adjustments; unauthorized resets of electrical devices are prohibited.
- Monitor fire and life safety systems, including fire alarms, damper positions, smoke control fans, ensuring proper functionality of fire doors and smoke dampers.
- Swiftly escalate all emergency alarms to HSE or maintenance teams and actively participate in fire drills and evacuation procedures.
- Support environmental compliance through energy-saving practices by scheduling and monitoring BMS operations to minimize unnecessary energy consumption and avoid overrides that impact sustainability goals.
- Engage in regular HSE training, report near misses and unsafe behaviors immediately, and complete safety inductions for confined spaces, electrical zones, and rooftop areas.
Working Environment
- This role is predominantly based within a control room setting, with periodic field visits to verify system operations.
- The position involves working in 24-hour rotating shifts, which include nights, weekends, and public holidays.
- May require accessing mechanically sensitive areas such as mechanical rooms, rooftops, or service shafts.
- Requires strong focus on digital interfaces, sensors, alarm systems, and trend analysis for faults.
