About the Role
The Technical Facility Manager will oversee comprehensive operational management of a large residential complex, ensuring all facility services function seamlessly for residents. This role demands managing both technical and soft services while maintaining strict compliance with safety and statutory regulations.
Key Responsibilities
- Direct daily operations of the residential society to maintain smooth service delivery.
- Oversee soft services including housekeeping, cleaning, waste management, pest control, security, and landscaping to uphold cleanliness, hygiene, and safety standards.
- Manage technical maintenance of electrical, plumbing, water supply, sewage systems, sewage treatment plant (STP), water treatment plant (WTP), lifts, diesel generator (DG) sets, and fire safety equipment, implementing preventive and breakdown maintenance schedules.
- Serve as the primary liaison for residents, addressing complaints, service requests, and escalations professionally and promptly.
- Coordinate vendor and contractor activities, including managing service contracts and annual maintenance contracts (AMCs), ensuring service quality, attendance, and accurate billing.
- Ensure adherence to fire safety norms, electrical safety measures, lift inspections, and compliance with local regulations through regular safety audits and emergency drills.
- Develop and control budgets for facility and maintenance operations, optimizing resource expenditure.
- Lead and supervise a multidisciplinary team comprising supervisors, technicians, housekeeping, and security personnel, managing scheduling, attendance, and performance reviews.
- Respond efficiently to emergencies such as power outages, water shortages, fires, flooding, or medical incidents, collaborating with local authorities and emergency responders.
- Maintain detailed records of assets and inventory, planning timely repairs, replacements, and upgrades.
- Keep accurate documentation including logbooks, checklists, standard operating procedures (SOPs), and management information system (MIS) reports for oversight and reporting to management committees or resident welfare associations (RWA).
- Support community engagement by facilitating society events and promoting high service quality to enhance resident satisfaction.
Qualifications and Experience
Candidates should hold a diploma or bachelor's degree in Electrical or Mechanical Engineering with 5 to 7 years of facility management experience, preferably in large residential complexes.
