Role Overview
We are seeking an analytical and driven Senior Research & Leasing Analyst to lead the market intelligence and leasing support for our Sydney CBD operations. As an early member of this new venture, you will develop and manage the data, reports, and analyses that underpin our landlord advisory services. You will also contribute significantly to client reporting, transaction assistance, and business development efforts, shaping our competitive position in the market from day one.
Key Responsibilities
- Compile and update Sydney CBD market reports detailing vacancy rates, rent levels, incentives, and precinct performance.
- Track and analyze supply pipeline developments including new projects, refurbishments, and withdrawals to evaluate market impacts.
- Maintain an internal database of leasing transactions capturing deal specifics such as terms, incentives, tenant profiles, and lease expiries.
- Prepare detailed market commentary, precinct summaries, and deal analyses for internal teams and clients.
- Continuously monitor competitor research, media reports, and industry data to keep market insights timely and distinctive.
- Engage with industry bodies such as the Property Council of Australia to access benchmark data and early market intelligence.
- Create leasing information memoranda, building submissions, and market briefs to facilitate landlord and tenant mandates.
- Perform financial analyses that support leasing strategies and negotiation planning.
- Assist with new business pitches by offering market insights, competitive building evaluations, pricing approaches, and deal structuring advice.
- Support leadership throughout the lifecycle of leasing transactions and maintain enquiry tracking systems and leasing pipelines.
- Contribute to marketing campaigns, including creation of digital and print collateral, floorplans, and building specifications for CBD listings.
- Analyze lease expiry trends to identify upcoming landlord and tenant opportunities proactively.
- Deliver comparative lease analyses and benchmarking data to aid negotiation processes.
- Generate portfolio performance reports covering occupancy, leasing activities, incentives, and market positioning for landlord clients.
- Formulate tailored leasing strategies underpinned by precinct insights and tenant demand profiling.
- Prepare investor-ready market summaries for client presentations to fund managers and institutional investors.
- Respond efficiently to client requests for data, market context, and transaction details.
- Network professionally with institutional landlords, building managers, tenant representatives, and developers, and represent the firm at industry forums and events.
- Contribute research and analytics to enhance new business development initiatives.
- Identify prospective leasing opportunities through monitoring off-market properties, lease expiries, and tenant activities.
- Establish rigorous and up-to-date data management and reporting standards within the company.
- Develop and improve reporting templates, databases, and analytical tools as the organization grows.
- Stay abreast of technological advances in property data and market analysis tools, advocating for their adoption when beneficial.
Qualifications and Experience
- Demonstrated experience (3-5 years) in research, analysis, or leasing support roles within Sydney commercial real estate, preferably on the agency side.
- Strong proficiency in Microsoft Excel and financial or lease-related analyses.
- Excellent written communication skills, capable of producing polished client reports and insightful market commentaries.
- Meticulous attention to detail and keen interest in the Sydney CBD office market dynamics.
- Self-driven with the ability to work independently in a dynamic small team environment.
- Familiarity with CRM software and property data platforms is advantageous.
- Relevant tertiary qualifications in related fields.
- Willingness or ability to learn AI tools to enhance data interactions.
