Role overview
This position is for a seasoned Senior Quantity Surveyor / Commercial Manager with more than 12 years of experience handling cost management, contract administration, commercial controls, and claims on major construction projects, including mission-critical data center developments. The role supports both the client and consultant teams in controlling commercial exposure, ensuring contract compliance, managing variations, and closing out final accounts across the full project lifecycle.
Key responsibilities
- Take charge of commercial and contractual administration for projects on behalf of the consultant and client.
- Check, validate, and approve contractor interim payment requests in line with contract terms.
- Track project costs, commitments, and spending to maintain strong cost control throughout delivery.
- Assess, negotiate, and advise on variations, change orders, and compensation events.
- Review contractor claims for time, cost, disruption, and extension of time matters alongside project controls and contract teams.
- Advise the client on contractual rights, obligations, and practical risk-reduction approaches.
- Apply contract terms in accordance with FIDIC and any project-specific requirements.
- Prepare commercial reports, cost forecasts, cash flow statements, and management updates.
- Evaluate contractor submissions covering pricing, rates, valuations, and the financial effect of project changes.
- Support procurement activities, including tender reviews, bid analysis, and contractor appointment tasks when needed.
- Spot commercial risks, monitor exposure, and put mitigation actions in place.
- Keep precise records of variations, claims, payment certificates, instructions, and contractual correspondence.
- Work closely with project managers, engineers, planners, and contractors to resolve commercial issues efficiently.
- Support dispute prevention and resolution through sound contractual review and documentation.
- Lead final account discussions, review submissions, and help drive timely project closeout.
- Make sure all commercial work aligns with contractual duties, consultant procedures, and client expectations.
Candidate profile
The ideal candidate should hold a bachelor’s degree in Quantity Surveying, Engineering, Construction Management, or an equivalent discipline. MRICS or an equivalent professional qualification is preferred. UPDA/MMUP Grade A in QS is required. Experience in data center projects is preferred, with at least one project delivered within the last 5 years. The role calls for 12+ years of relevant experience, including payment review, change control, variation management, claims review, contract administration, final account support, and commercial reporting. Prior exposure to FIDIC-based contracts is preferred.
