Role overview
This opening is for an experienced Senior Project Manager to oversee major commercial developments and capital projects for a prominent real estate developer in the Caribbean. Key responsibilities
- Direct end-to-end delivery of large commercial construction and development projects, covering feasibility, planning, handover, and occupancy.
- Create and execute project delivery plans that keep programme, budget, quality, and safety targets on track.
- Coordinate consultants, contractors, specialist disciplines, and other project stakeholders.
- Lead procurement planning, contract administration, and commercial oversight throughout the project lifecycle.
- Track progress and performance, flagging risks early and putting mitigation measures in place.
- Make sure all statutory, regulatory, environmental, and health and safety obligations are met.
- Prepare and present regular status updates for senior leadership, including progress, cost, schedule, risk, and stakeholder matters.
- Promote value engineering and ongoing improvements across project delivery.
- Develop productive working relationships with internal teams, external advisers, contractors, and government bodies.
- Contribute to the wider strategic objectives for the real estate portfolio.
Candidate profile

Essential experience and qualifications
- At least 15 years of experience in project management, construction management, or development management.
- A proven history of delivering major commercial construction work valued at US$50M or above.
- Hands-on involvement across the full project journey, from inception and design to procurement, construction, commissioning, and handover.
- Background with a leading developer, Tier 1 main contractor, project management consultancy, or client-side organisation.
- Strong command of commercial construction methods, contract administration, procurement, and project controls.
- Experience leading large multidisciplinary teams and handling complex stakeholder networks.
- Solid capability in financial control, commercial decision-making, and risk management.
- A degree in Construction Management, Civil Engineering, Quantity Surveying, Architecture, Project Management, or a closely related subject.
- Professional credentials such as PMP, MRICS, MCIOB, MAPM, PE, or an equivalent qualification are preferred.
