Job purpose
This position oversees asset management activities across a portfolio designed to build recurring income from five major asset classes: retail, hospitality, leisure and entertainment, sports, and commercial facilities. The role focuses on improving portfolio performance, advancing strategic initiatives, and maintaining strong operational standards across the assets.
Key responsibilities
- Partner with the business head to shape a business plan that supports the broader corporate strategy.
- Track performance against the asset management scorecard and ensure targets are met for the assigned portfolio.
- Take full responsibility for profit and loss to improve the results of the managed real estate assets.
- Develop asset strategies and action plans that increase asset value and net operating income, using market research, benchmarking, and positioning analysis.
- Assess financial and operational goals critically, while overseeing day-to-day operations handled by affiliated or third-party property managers.
- Handle negotiations with outside parties and service providers, ensuring all activities remain aligned with operational standards and regulations.
- Run monthly business review sessions with asset operators.
- Create and roll out initiatives that cut across segments, then monitor their performance on a regular basis.
- Review asset condition and standards and build improvement plans where needed.
- Contribute to new asset and master plan discussions by sharing input with the Development team, including review of project briefs and business plans.
- Test key assumptions and suggest changes where needed to strengthen feasibility and profitability.
- Carry out feasibility studies for assets and master plans, and help shape portfolio strategy with Development Management.
- Work with Design & Delivery and other stakeholders to support asset opening activities.
- Coordinate with internal teams such as development, marketing, facility management, finance, legal, and procurement, as well as external parties including operators and property managers.
- Prepare detailed annual asset valuations for the assigned portfolio.
- Negotiate confidently with investors, corporate organizations, and third-party vendors.
- Guide and develop team members to support their professional growth.
Qualifications and experience
- A Master’s degree in Business Administration is required; CFA or CA qualification is considered an advantage.
- At least 10 years of experience managing portfolios across multiple real estate asset classes.
- A minimum of 3 years’ relevant experience in the Middle East.
- Strong track record in creating and executing effective asset strategies.
- Deep understanding of GCC real estate market trends and regulatory requirements.
- Solid financial and operational expertise, with feasibility study experience preferred.
- Excellent people skills, leadership ability, and cross-functional collaboration.
- Proven capability to influence, coordinate, and engage effectively with senior executives and stakeholders.
