Role Overview
The Senior Associate will own and run asset management strategy for an institutional-quality portfolio of neighborhood retail and mixed-use properties in the Western United States. This role is responsible for investment-level business planning and for coordinating with internal teams and external partners to deliver on execution. The position also covers leasing strategy, deal oversight, lease negotiations for retail and office space, acquisition support, onboarding, property management coordination, tenant relations, redevelopment projects, secured debt strategy and placement, and regional disposition activities.
Key Responsibilities
- Identify and advance value-creation opportunities through repositioning, redevelopment, and re-merchandising, using analytical tools such as IRR and yield-on-cost analysis.
- Coordinate and supervise third-party teams that help execute the business plan, including leasing, property management, legal, due diligence, valuation, and lender partners.
- Set objectives for internal and external leasing partners around leasing strategy and retail merchandising plans tied to each asset business plan.
- Work across functions and organizational levels to keep annual goals on track and aligned.
- Support the Investments team with acquisition underwriting, post-contract due diligence, onboarding, and disposition planning.
- Track performance closely and maintain discipline to meet or surpass quarterly valuation targets, with a clear understanding of the factors driving variances.
- Partner with the internal Investment Accounting team to support accurate investment reporting and analysis for investor relations.
Candidate Profile
This position calls for a seasoned real estate professional with strong asset management experience, strong commercial judgment, and the ability to guide multiple stakeholders toward execution. Success in the role depends on negotiation ability, financial rigor, attention to detail, and the confidence to work independently while staying highly accountable.
Requirements
- At least 5 to 7+ years of relevant direct experience.
- Strong understanding of retail real estate business planning, execution, and the valuation impact of decisions.
- Substantial experience in real estate capital markets and asset disposition strategy.
- Demonstrated leadership across multiple cross-functional teams.
- Excellent negotiation, analytical thinking, and problem-solving abilities.
- Proven ability to build and maintain strong interpersonal relationships.
- Hands-on experience with Argus Enterprise and advanced Excel financial modeling.
- Strong financial analysis skills and the ability to present and simplify ideas for senior leadership.
- High personal accountability, independence, and strong work ethic.
