Technical and professional skills
Strong working knowledge of Word, Excel, PowerPoint, and Google tools is expected. Familiarity with relevant federal, provincial, and municipal laws and regulations is required, and candidates must hold a valid driver’s licence.
Interpersonal expectations
The job calls for excellent customer service, strong written and spoken communication, sound judgement, discretion, tact, and diplomacy. Candidates should be comfortable working in a busy, fast-moving setting and should maintain a neat appearance and good personal hygiene.
Key duties
The role combines service excellence with enforcement of property rules and standards. The successful candidate will help create a positive visitor experience while protecting property, people, and assets.
- Provide visible, proactive patrols across assigned areas on foot, by bicycle, or by vehicle, and engage positively with tenants, visitors, guests, and staff.
- Offer directions and general assistance at directory boards, in lobbies, and in other areas of the property.
- Work with guest services and tenant services teams to support day-to-day customer service.
- Stay informed about property activities and special events and assist visitors accordingly.
- Help with issues such as safety concerns, escorts, packages, misplaced vehicles, and similar requests.

- Apply property rules fairly and consistently.
- Support health and safety initiatives and help promote occupational safety across the site.
- Identify, report, and follow up on hazards and other deficiencies.
- Report suspicious or criminal activity to police and assist responding officers as needed.
- Support tenants and merchants during criminal incidents and ensure law enforcement is contacted when required.
- Respond to medical emergencies and provide first aid, CPR, or AED support until professionals arrive.
- Prepare written incident reports using the employer’s standard reporting system.
- Handle trespassers and unauthorized persons safely and appropriately.
- Be ready to respond to disturbances, crime, and emergencies in line with training and procedures.
- Operate and maintain security equipment, including two-way radios.
- Control access to restricted areas for authorized people.
- Manage vehicle traffic on the property.
Physical requirements
This role requires flexibility, teamwork, and the ability to deal with varied situations and people. Candidates must have corrected vision of at least 20/20 in both eyes and be able to hear conversations from 10 feet away. Work may involve long periods of standing and walking, with occasional sitting, kneeling, bending, and other basic physical movements. The job also requires standing or patrolling for long stretches, sometimes for an entire shift, lifting or carrying items up to 20 pounds, moving up and down multiple flights of stairs, navigating uneven indoor and outdoor terrain, and responding quickly to emergencies, including brisk walking or short-distance running.
Environmental responsibilities
The guard is expected to support the property’s health, safety, and sustainability efforts. This includes helping with green initiatives, closing doors to reduce heat loss in colder months, switching off unnecessary lights to reduce energy use, and backing both management and tenant sustainability efforts.
