7 Brew is more than just coffee — we create energy, foster connections, and deliver memorable experiences with every cup. As a fast-expanding drive-thru coffee brand in America, we are on a mission to grow significantly and seek a Real Estate Manager to accelerate this expansion.

This position is part of a rapidly scaling multi-unit quick-service restaurant platform that is launching locations throughout Michigan, New York, and additional markets. The successful candidate will manage a designated territory, identify and secure optimal drive-thru sites, with performance measured by closed deals instead of activity. Reporting directly to the VP of Development, you will collaborate with an external development team that oversees permitting and construction post-deal execution.

Key Responsibilities

• Identify and assess approximately five potential sites monthly using trade area maps, drive-time analytics, broker relationships, and personal deal-making initiatives.
• Navigate each potential site through fitting assessments, internal approvals, and final corporate authorization within strict timelines.
• Negotiate and finalize Letters of Intent (LOIs) and ground leases or Purchase and Sale Agreements (PSAs), aiming to close more than 20 deals annually.
• Maintain an active pipeline of at least 30 sites to ensure continuous development momentum and no site shortages for openings.
• Keep all deals accurately tracked and documented in our system, ensuring hand-offs to the development team are thorough and complete.

Performance Measures

Success is defined by four key performance indicators established from day one: the number of signed deals each year (20+), pipeline robustness (30+ active sites), deal progression speed in line with cycle-time targets, and the quality of deals based on a detailed checklist. We focus on achieving outcomes rather than mere activity.

Candidate Requirements

• At least three years of experience in site acquisitions or real estate development related to quick-service restaurants, drive-thru operations, fuel/convenience stores, or multi-unit retail, with a proven record of sourcing and closing deals.
• An existing broker network within Michigan, Ohio, or Western New York, or the capability to rapidly establish one.
• A solid understanding of LOIs, ground leases, purchase agreements, title requirements, and basic entitlements — with the ability to foresee critical deal risks such as setbacks, stacking, or curb cut issues ahead of legal review.
• Comfort with weekly performance measurement and strong motivation driven by results.
• Willingness and ability to frequently travel within the territory, holding a valid driver's license.
• A self-driven approach with meticulous attention to detail and persistence in follow-through.
