Role Overview
We are looking for a seasoned and driven Property Manager to handle the day-to-day management of a residential and commercial property in Killeen, TX. This position involves maintaining high tenant satisfaction, preserving property standards, overseeing budgets, and achieving occupancy and fiscal targets. The ideal candidate must demonstrate strong leadership, organization, and communication abilities.
Primary Duties
- Manage daily property operations ensuring adherence to company policies and relevant legal regulations.
- Handle leasing processes including advertising available units, conducting tours, processing applications, and preparing leases.
- Foster positive tenant relationships by addressing issues, resolving complaints, and maintaining high resident satisfaction levels.
- Lead and support onsite staff such as leasing agents, maintenance teams, and contractors through training and supervision.
- Perform regular inspections to uphold property safety, cleanliness, and maintenance standards.
- Oversee budget management, invoice approvals, and expense tracking to maximize cost efficiency.
- Collect rents, enforce lease agreements, and manage delinquency procedures as necessary.
- Compile monthly reports covering financials, occupancy, and operational metrics for management review.
- Administer vendor agreements, maintenance tasks, and capital improvement projects.
- Ensure compliance with Fair Housing Act and applicable local, state, and federal statutes.
Candidate Qualifications
- Experience in roles such as Property Manager, Assistant Property Manager, or related real estate management positions.
- In-depth knowledge of property management operations, leasing protocols, and tenant engagement.
- Proven leadership and effective team management skills.
- Familiarity with property management software, particularly Yardi.
- Strong financial acumen with budgeting capabilities.
- Excellent communication and problem-solving skills.
- High standards of professionalism, integrity, and customer service orientation.
Preferred Qualifications
- Bachelor's degree in Business Administration, Real Estate, or a related discipline is preferred but not mandatory.
- Professional certifications such as CAM are advantageous.
