About the Role

We are seeking a proactive Property Management Team Lead based in Australia to head a remote team focusing on residential property oversight. This pivotal role involves managing daily workflows, optimizing team performance, and ensuring premium service delivery in areas including leasing, maintenance, collections, and administrative tasks. Serving as the vital link between team members and senior management, the role entails providing leadership, accountability, and fostering continuous process enhancements.

Key Responsibilities

• Direct and oversee daily operations in leasing, collections, maintenance coordination, and administration.
• Lead, support, and manage remote team members such as leasing agents, maintenance coordinators, collections specialists, and support staff.
• Ensure timely and effective handling of rental inquiries to maximize lead conversions.
• Track and analyze performance indicators like applications, approvals, move-ins, occupancy rates, collections, and team productivity.
• Manage rental marketing efforts by listing properties on platforms including Facebook Marketplace, Craigslist, Zillow, among others.
• Create and optimize rental advertising campaigns to boost lead generation, visibility, and conversions.
• Assess campaign outcomes and suggest improvements to enhance efficiency and effectiveness.
• Review and interpret operational reports such as guest cards, applications, vacancy reports, and collections data.
• Coordinate maintenance activities ensuring prompt follow-ups and resolutions.
• Provide daily coaching, feedback, and performance support to team members.
• Identify operational barriers and implement solutions to improve efficiency, occupancy, and team outcomes.

Candidate Requirements

• At least 5 years of experience in apartment, multifamily, or residential property management.
• Demonstrated capability in supervising teams across leasing, maintenance coordination, collections, and administrative domains.
• Comprehensive understanding of leasing workflows, rent collection, renewals, notices, delinquency management, maintenance work orders, and occupancy strategies.
• Experience managing virtual, remote teams within structured operational environments.
• Expertise in property marketing and advertising, including creating and managing rental listings and campaigns across platforms like Facebook Marketplace, Zillow, and Craigslist.
• Excellent leadership, communication, and problem-solving abilities with a focus on coaching and accountability.
• Strong organizational skills, attention to detail, and proficiency in reporting and tracking performance.
• Availability to work during U.S. business hours and communicate effectively in English.
• Access to a quiet home office with reliable internet (minimum 10 Mbps plus backup) and dependable electricity with power backup.
• Familiarity with computing requirements: Windows 10 or later, macOS Ventura or newer, Intel Core i5 8th gen or higher, AMD Ryzen 5 or equivalent processor, and at least 8 GB RAM.
