About the Role

Dillon Engineering Services is seeking an experienced Project Planner to develop and manage the construction programme for a significant residential project located in Cobh, Cork. This role is ideal for a planner with a deep understanding of construction sequencing who can create a practical and realistic project schedule encompassing all phases of residential construction. While the role offers substantial remote work flexibility, periodic site visits to Cobh are essential for understanding the project intricacies, collaborating with the team, monitoring progress, and accurately mapping out the necessary tasks.

The successful candidate will be responsible for generating a comprehensive schedule designed to assist the project team in effectively planning labour, materials, subcontractors, lead times, sequencing, potential delays, holidays, and interdependencies throughout the entire residential build process.

Key Responsibilities

  • Develop a detailed construction programme for a residential housing project.
  • Visit site in Cobh to understand the project, team, current progress, constraints, and delivery requirements.
  • Build out the schedule across all stages of the residential construction process.
  • Plan and sequence civils, groundworks, foundations, ground floor construction, superstructure, windows, roofing, external insulation, first fix, second fix, plumbing, heating, electrical, finishes, and external works.
  • Identify key dependencies, critical path activities, programme risks, and potential delays.
  • Factor in supply chain lead times, waiting on materials, subcontractor availability, holidays, and site constraints.
  • Work with the project manager / project director to create a realistic and manageable delivery schedule.
  • Update and maintain the programme as the project progresses.
  • Provide clear reporting on progress, delays, risks, and upcoming work fronts.
  • Support better coordination between site teams, subcontractors, suppliers, and management.
  • Help the project team understand what work needs to happen, when it needs to happen, and what resources are required.

Requirements

  • Demonstrated experience as a Project Planner, Construction Planner, Scheduler, or Programme Manager.
  • Prior experience in residential construction is highly advantageous.
  • A robust understanding of construction sequencing and the coordination of various trades.
  • Proficiency in developing practical programmes based on site information and project specifications.
  • Experience with planning software such as MS Project, Primavera P6, Asta Powerproject, or comparable tools.
  • Capability to work effectively remotely while maintaining consistent communication with the project team.
  • Readiness to attend the site in Cobh as needed.
  • Meticulous attention to detail, with a strong ability to identify potential delays, risks, dependencies, and scheduling conflicts.
  • Excellent communication skills, with the capacity to clearly articulate the programme to individuals without specialized planning expertise.
