About the Role
Princeton Construction is seeking a proactive Project Manager to oversee and direct one or more construction projects. The ideal candidate will maintain strong communication with prime clients, enforce both company and project standards, and ensure construction adheres to design, budget, and timing. This position requires a dedication to upholding Princeton's corporate values throughout all project phases.
Key Responsibilities
- Ensure timely project completion within budget, maintaining high standards of quality and safety.
- Represent the company at essential meetings including project kick-offs, weekly and monthly review sessions, and owner-architect-contractor gatherings.
- Maintain and review logs including exposure logs, RFI logs, and ensure all record drawings and as-built documents are updated.
- Work closely with estimators and accountants to establish and organize the project budget and cost reports efficiently.
- Oversee subcontractor costs by thoroughly reviewing scopes of work and integrating these accurately into contracts.
- Review job status regularly with project leaders and principals, identify schedule risks, and devise mitigation plans.
- Assist accounting in preparing and validating subcontract payment applications to prevent overbilling and ensure accurate billing relative to work completion.
- Manage and monitor owner allowances and prepare for monthly job-cost review meetings.
- Ensure timely issuance and customization of subcontract agreements and purchase orders, incorporating detailed scope input from estimators and superintendents.
- Coordinate work among trade contractors and update real-time project financial reports.
- Track and manage change orders to account for all costs, keeping owners and architects informed of implications.
- Oversee job closeout procedures from project inception, ensuring financial settlements within specified time frames after substantial and final completions.
- Lead job start-up procedures, including completing the new project checklist and following up on assigned tasks.
- Monitor project progress, milestone achievements, and schedule updates.
- Implement storm water protection plans, filing necessary notices of intent and maintaining compliance through the project lifecycle.
- Enforce project safety policies, confirm weekly safety meetings, and verify progress payment alignment with safety compliance.
- Utilize project control software such as Pro-Log Manager or Viewpoint efficiently.
- Stay informed about industry changes and implement relevant knowledge.
- Mentor and train the project team, clearly defining roles and setting goals to foster accountability and growth.
- Review and improve project engineers’ submissions for compliance and opportunities.
- Conduct performance evaluations and staff meetings to maintain high team performance and address critical issues.
- Build team morale through positive feedback and encourage staff input for continuous improvement.
- Negotiate prime contracts with owners and manage punch list processes ensuring timely completion.
- Manage all required permits, insurance, and bonding documentation.
- Promote positive community relations around job sites.
- Officially document crucial site communications with subcontractors.
- Support estimators in bid instructions during the bidding phase.
- Maintain consistent attendance and fulfill other assigned duties as necessary.
Additional Responsibilities
- Update exposure logs monthly with the team.
- Prepare income and cash flow summaries with accounting on a monthly basis.
- Conduct site visits before construction with video documentation.
- Manage change order requests and maintain logs for all purchase requests and change orders.
- Provide quantity take-offs for self-performed work using On-Screen Take-off software or similar.
- Ensure construction drawings are current with all approved changes.
- Process RFIs efficiently and update related drawings and documents.
- Create and manage submittal logs, ensuring timely submissions and proper filing.
- Handle subcontractor communications and documentation distribution as necessary.
- Maintain project directories and update Crisis Management Plans.
- Inspect supplier warehouses for stored materials payment verification.
- Function as a design-build manager as needed.
- Manage warranty issue documentation and resolution promptly.
- Develop and maintain detailed CPM construction schedules with relevant team members.
- Organize meeting agendas, minutes, and follow-ups.
- Document project site activities in writing and photos, storing these electronically.
- Engage in company marketing efforts to clients and coordinate with business development.
- Complete all project closeout documentation such as operations manuals, warranties, and as-builts submission.
Preferred Certifications
- OSHA 10/30-hour safety training preferred.
- Leadership in Energy and Environmental Design Accredited Professional (LEED AP) certification preferred.
Education and Experience
Applicants should possess a bachelor's degree or 3 to 5 years of relevant commercial construction experience, or an equivalent combination of education and work background.
Essential Knowledge and Abilities
- Comprehensive understanding of construction methods, maintenance protocols, and building codes at local, state, and federal levels.
- Skilled in operating a variety of construction tools and equipment.
- Experienced in construction scheduling and cost control techniques, familiarity with Primavera software highly desirable.
- Strong communication skills with high attention to detail, capable of multitasking and meeting deadlines.
- Proficient in reading work orders, safety regulations, manuals, contracts, plans, and CPM schedules.
- Ability to effectively engage with clients, vendors, and colleagues at diverse organizational levels.
- Competent in practical problem-solving and decision-making amid complex or ambiguous situations.
- Leadership skills to manage teams with integrity and professionalism.
- Computer proficiency with MS Excel, Word, Outlook, and project management software.
