Overview
We are seeking a skilled Maintenance Operative to join a vibrant residential community in Cambridge, working with a leading Build to Rent (BTR) operator. This role focuses on delivering excellent property maintenance and ensuring residents experience a safe, well-maintained, and welcoming living environment.
Key Responsibilities
- Perform regular planned preventative maintenance (PPM) aligned with statutory standards.
- Conduct compliance inspections including fire safety, water hygiene, electrical systems, and other building elements.
- Respond efficiently to reactive maintenance requests, aiming for first-time resolution.
- Carry out various maintenance tasks such as painting, decorating, basic plumbing, minor joinery, plastering, and general repairs.
- Inspect apartments, communal areas, and resident facilities routinely to identify potential issues early.
- Prepare apartments to high standards between tenancies within set deadlines, including furniture assembly and inventory management.
- Adhere strictly to health and safety regulations, ensuring all maintenance work complies with legislation.
- Maintain thorough maintenance and compliance documentation utilizing CAFM/property management software.
- Assist with risk assessments, statutory compliance, and general site inspections together with the Facilities Manager.
- Promptly address hazards and ensure corrective actions are completed.
- Provide outstanding customer service by communicating clearly and professionally with residents about maintenance schedules and updates.
- Own maintenance tasks from start to finish, keeping residents informed at all stages.
- Support the upkeep and presentation of communal areas and amenities, including preparation for resident events.
- Identify and report any issues concerning cleanliness or maintenance promptly.
- Help manage maintenance stock, tools, and supplies while ensuring accurate recording of materials used.
- Establish and maintain positive relationships with contractors and suppliers, ensuring high-quality work.
- Perform general duties including handovers, supporting special maintenance projects, and maintaining professionalism and confidentiality.
- Act as a positive representative of the community, enhancing resident experience.
Candidate Profile
The ideal candidate is practical, enthusiastic, and committed to high-quality standards.
Essential Qualifications and Skills:
- Prior experience in maintenance roles such as Maintenance Operative, Fabric Technician, Handyperson, or Multi-Trader.
- Competence across multiple trades including painting and decorating, plumbing, joinery, plastering, and general repairs.
- Strong knowledge of planned preventative maintenance methodologies and health and safety regulations.
- Excellent customer service and communication abilities.
- Ability to work autonomously managing individual workloads effectively.
- Detail-oriented with a proactive mindset to problem-solving.
- Familiarity with using maintenance management or CAFM software systems.
- Good command of written and spoken English.
Desirable:
- Experience in Build to Rent (BTR), Purpose-Built Student Accommodation (PBSA), residential, hotel, or hospitality maintenance.
- Relevant trade qualifications such as NVQ Level 2/3 or equivalent.
- Proficiency with systems like Yardi, FixFlo, or related property management platforms.
Compensation & Benefits
- Annual salary of £32,000
