Role overview

This senior leadership position is responsible for directing investment analysis for a commercial real estate portfolio. The role sets the tone for investment evaluation, financial planning, portfolio optimization, and capital allocation, while ensuring that underwriting, market intelligence, feasibility work, and governance all support strong executive decisions and long-term shareholder value.

The General Manager works closely with executive leadership to shape investment strategy, assess complex development and acquisition opportunities, improve portfolio performance, and keep investment decisions tightly aligned with the organization’s strategic goals.

Key responsibilities

  • Guide the investment analysis approach for commercial real estate developments, acquisitions, and strategic investment decisions.
  • Create and maintain investment frameworks, underwriting standards, and financial governance practices across the portfolio.
  • Review major investment opportunities and advise on the most effective capital allocation choices.
  • Offer strategic input on acquisitions, joint ventures, partnerships, and asset repositioning plans.
  • Make sure investment choices support growth, profitability, and risk-management objectives.
  • Lead advanced financial modelling, valuation work, and investment underwriting activities.
  • Examine and sign off on feasibility studies, discounted cash flow models, and underlying financial assumptions.
  • Measure investment outcomes using IRR, NPV, ROI, EBITDA, cash-on-cash return, and related metrics.
  • Assess funding needs, capital structures, financing options, and investment risks.
  • Define the methods and criteria used to evaluate financial performance and approve investments.
  • Steer portfolio performance analysis across commercial assets and development projects.
  • Track results against approved investment cases and business plans.
  • Spot ways to increase portfolio value, strengthen returns, and improve asset performance.
  • Recommend restructuring, acquisitions, disposals, or redevelopment actions where they can improve outcomes.
  • Build executive dashboards and performance reports for senior leadership.
  • Lead market research and commercial intelligence efforts to uncover new investment opportunities.
  • Study macroeconomic trends, capital markets, demographic changes, and sector-level performance.
  • Evaluate market demand, pricing trends, occupancy patterns, rental growth, and competitor positioning.
  • Provide recommendations on new markets, asset classes, and investment priorities.
  • Support long-term business planning with data-led market insights.
  • Direct financial due diligence for acquisitions, developments, partnerships, and strategic transactions.
  • Oversee investment committee materials and executive presentations.
  • Work with legal, finance, development, asset management, leasing, and external advisers throughout transaction processes.
  • Review deal structures, commercial terms, development budgets, and financial exposures.
  • Ensure compliance with internal investment policies and governance standards.
  • Lead and grow the Investment Analysis function, setting high standards and best practices.
  • Coach senior managers, investment managers, analysts, and financial specialists.
  • Promote collaboration across development, finance, commercial, leasing, investment, and executive teams.
  • Continuously improve investment processes, analytical capability, and reporting systems.
  • Represent the function in executive committees and strategic planning forums.

Qualifications and experience

  • A bachelor’s degree in Finance, Real Estate, Economics, Business Administration, or a related field is required.
  • Postgraduate credentials such as an MBA, CFA, CAIA, or another relevant certification are strongly preferred.
  • Background in commercial real estate investment, corporate finance, private equity, investment banking, or real estate development is expected.
  • Experience in senior leadership or executive-level roles is required.
  • Proven history of leading investment evaluation for large commercial and mixed-use developments is essential.
  • Strong command of real estate valuation, financial modelling, capital allocation, portfolio strategy, and investment governance is needed.
  • Ability to present investment recommendations to executive leaders, boards, or investment committees is required.
