Role Overview

The Development Manager (DM) will oversee prominent real estate development projects from initiation through to completion. This leadership role demands managing project scopes, budgets, timelines, and quality standards while maintaining strong client and stakeholder relations. The DM plays a critical role in driving strategic planning, coordinating multidisciplinary teams, and ensuring adherence to regulatory compliance and Land Sterling’s high standards.

Key Responsibilities

  • Lead multiple development projects across all lifecycle stages, ensuring alignment with objectives and client expectations.
  • Create and implement comprehensive development execution plans.
  • Conduct feasibility analyses, market research, and develop strategic approaches to optimize project outcomes.
  • Develop project timelines and monitor progress against key milestones, maintaining governance frameworks and budget controls.
  • Manage multidisciplinary consultants and coordinate land acquisition due diligence.
  • Prepare investment materials to facilitate funding, partnerships, and business growth activities.
  • Support commercial evaluations and investment decision-making with detailed business cases.
  • Drive value enhancement initiatives through design optimization and strategic planning.
  • Oversee planning, design, and approval processes, ensuring coordination between architects, engineers, planners, and stakeholders.
  • Manage statutory approvals and coordinate with government bodies for permits and infrastructure authorizations.
  • Engage with utility providers to secure infrastructure connections, approvals, and resolve any delivery challenges.
  • Maintain comprehensive documentation including contracts, feasibility studies, reports, and meeting minutes throughout all project phases.
  • Monitor financial aspects including budgeting, cost plans, expenditure tracking, invoice verification, and procurement support.
  • Identify and mitigate risks related to commercial, technical, financial, and programmatic factors.
  • Administer contracts and manage compliance with procurement and contractual terms, including dispute resolution and claims management.
  • Serve as primary client liaison, fostering strong relationships with investors, developers, authorities, and service providers.
  • Coordinate construction phase activities and ensure smooth transitions from design to project close-out, including quality checks and defect management.
  • Contribute to business development by assisting proposal preparation, client presentations, and identifying new opportunities.
  • Collaborate across internal teams and mentor junior staff to drive continuous improvement and knowledge sharing.

Work Environment

The role requires presence at Land Sterling’s corporate office in Riyadh as well as various project sites, consultant locations, client premises, and government offices. Occasionally, domestic and international travel may be necessary. Extended work hours could be expected to meet project deadlines. The company reserves the right to assign primary work location based on operational demands.
