Role Overview

The Compound Manager is responsible for maintaining tenant files, ensuring timely payment of leases, coordinating maintenance services, and enforcing safety protocols within a family residential compound. This role requires daily on-site presence to monitor the property and manage tenant relations effectively.

Key Responsibilities

  • Review tenant applications to verify eligibility, maintain and clean waiting lists, and showcase available housing units to prospective tenants.
  • Adhere to compound housing procedures when processing eligible applicants and complete all new move-in documentation thoroughly and accurately.
  • Conduct property walkthroughs twice daily—morning and evening—to provide visible management presence and ensure the compound’s upkeep and aesthetic standards.
  • Ensure vacant units are quickly prepared for occupancy by managing vendor and maintenance staff performance, minimizing revenue loss from vacancies.
  • Reduce vacancy losses by simultaneously processing multiple applicants upon receipt of alerts about current residents' intent to vacate.
  • Distribute rent and utility bills, collect payments via cheques or wire transfers, and enforce security deposit policies.
  • Address tenant complaints promptly, resolve issues, document incidents in writing, issue warning notices as necessary, participate in eviction proceedings, and maintain a daily managerial log.
  • Provide tenants with information about local schools, shopping centers, recreational areas, and public transport options.
  • Coordinate the scheduling and use of the multi-purpose room and community center to ensure efficient event management.

Qualifications and Skills

  • Diploma in management, marketing, or an equivalent qualification.
  • Minimum five years of experience in compound management or a related role.
  • Basic understanding of real estate and supply chain management principles.
  • Physical stamina and strength to perform operational tasks.
  • Strong work ethic and dedication to responsibilities.
  • Commitment to delivering excellent customer service and maintaining positive tenant relations.
  • Effective communication abilities.
  • Problem-solving skills to handle tenant and property management challenges promptly.
