Job Overview

The Community Director is accountable for managing the daily financial, administrative, marketing, leasing, and maintenance operations of a residential community to meet company performance standards. The role demands dedication to outstanding customer service, leadership that motivates staff, and ensuring operational efficiency while embodying company values.

Key Responsibilities

  • Hire, train, and oversee onsite team members to meet property objectives and performance goals.
  • Conduct ongoing staff training, performance evaluations, and disciplinary procedures when necessary.
  • Promote a workplace culture of cooperation, enthusiasm, and professionalism.
  • Supervise daily property tasks including leasing activities, marketing strategies, make-ready preparations, maintenance, and construction oversight.
  • Perform regular property inspections alongside maintenance personnel to detect and resolve safety or repair issues.
  • Ensure that maintenance activities, including preventive measures, are timely and effective.
  • Monitor and approve subcontracted work to maintain quality standards.
  • Prepare and track operating budgets, maintaining thorough financial logs related to expenditures and revenues.
  • Maximize net operating income by managing costs prudently and optimizing revenue streams.
  • Handle collection of rents and fees, pursue overdue balances, and initiate eviction proceedings consistent with company policy.
  • Analyze financial reports, occupancy data, and variances to inform decision-making.
  • Create and execute marketing and leasing plans aimed at achieving occupancy targets and resident retention.
  • Address resident concerns including disputes, lease renewals, and maintenance requests with professionalism to promote tenant satisfaction and loyalty.
  • Ensure compliance with Fair Housing laws and internal policies while maintaining organized documentation within property management software systems.
  • Oversee invoice processing and timely submission to corporate office.

Qualifications and Skills

  • Bachelor’s degree preferred or equivalent experience in a related field.
  • Between three and five years of property management experience required.
  • Certified Apartment Manager (CAM) accreditation is desirable.
  • Experience using property management platforms like OneSite.
  • Positive and motivational leadership style with excellent communication and listening skills.
  • Ability to remain productive in a fast-paced and competitive context.
  • Strong organizational abilities and ability to prioritize multiple tasks efficiently.
  • High professionalism and confidentiality in all interactions.
  • A commitment to building and maintaining a strong customer service culture within the community.
