Overview

This full-time live-in role is based in Kingston, Ontario. The Assistant Resident Manager supports the day-to-day functioning of assigned apartment communities, with responsibilities spanning common-area upkeep, tenant support, administrative coordination, and light maintenance.

Schedule and availability

The position follows a rotating schedule and requires weekend work as well as on-call availability.

Compensation and benefits

The total package includes an annual salary of $45,200, with rent covered for the provided apartment. Utilities and parking are also included. In addition, employer-paid health and dental coverage is provided.

Role summary

The successful candidate will help keep the building clean and well presented, support move-in and move-out processes, assist with paperwork and office administration, and contribute to a positive tenant experience through responsive customer service.

Key responsibilities

  • Maintain shared building spaces through regular cleaning tasks such as sweeping, mopping, dusting, polishing glass and chrome, treating carpet stains, and refreshing common areas.
  • Support turnover cleaning for vacant suites so they are ready for new residents, including floors, bathrooms, surfaces, and windows.
  • Carry out exterior and seasonal upkeep, including yard raking, flower-bed care, snow removal, walkway salting, minor fixes, and light maintenance work.
  • Remove waste from garbage containers and keep the area around dumpsters clean and orderly.
  • Help manage tenancy paperwork, including applications, leases, and move-in/move-out inspections, while keeping the rental office organized.
  • Assist with rent collection, deposits, tenant notices, email correspondence, filing, faxing, and other administrative duties.
  • Answer and monitor the office phone, track rental inquiries, and help maintain tenant satisfaction through prompt and courteous service.

Requirements

  • A high school diploma is required, or alternatively, at least 3 years of relevant cleaning experience.
  • Working knowledge of Word, Excel, email, and web tools is required.
  • Familiarity with local policies, industry standards, municipal bylaws, and applicable provincial legislation is considered an asset, including the Residential Tenancy Act, building and fire codes, and the Occupational Health and Safety Act.
  • Must be physically able to lift up to 50 lbs and perform bending, pushing, pulling, and stair climbing.
