Role Summary

The Asset Manager based in Dallas will oversee the operational management of real estate assets in Dallas or Austin. This role includes involvement in evaluating future acquisitions, focusing on enhancing asset value and cash flow within a principal investment environment. Key responsibilities involve managing retail leasing teams, optimizing tenant mix, and acting as a public representative for the company within the community. The position demands leadership, management expertise, and strong communication skills.

Key Responsibilities

• Implement operational improvements to maximize total asset returns and identify revenue growth opportunities.
• Collaborate closely with third-party property managers, leasing agents, brokers, consultants, and legal advisors to direct and oversee business plans, budgets, lease reviews, and approvals.
• Negotiate new leases and lease renewals both directly and with third party brokers.
• Conduct routine property inspections ensuring that the properties and available spaces are presentable and market-ready.
• Maintain strong relationships with current tenants and cultivate new tenant prospects.
• Prepare detailed portfolio reports on a monthly, quarterly, and annual basis for senior management review.
• Negotiate third-party service contracts and supervise capital improvement and value-add projects.
• Collaborate with financial analysts to perform quarterly and annual property valuations.
• Manage capital improvement planning and supervise related construction management activities.
• Perform specialized analyses to address emerging issues and formulate strategies for conflict resolution.
• Stay informed on regional economic and market trends that may influence real estate values and investment strategies.
• Work jointly with acquisition teams to assess investment opportunities and potential property purchases.

Qualifications & Skills

• Bachelor’s degree in finance, real estate, or a related discipline; advanced degrees preferred.
• 7 to 10+ years of experience in commercial real estate asset management with a strong emphasis on principal-based leasing and retail urban centers.
• Proficiency in financial analysis and asset-level financial statement interpretation.
• Demonstrated expertise in retail lease management and performance metrics.
• Strong foundation in real estate accounting and analytical capabilities.
• Familiarity with design and construction processes relevant to real estate.
• Experience using Yardi, Microsoft Office 365 (including Teams and Excel); knowledge of Argus software is advantageous.
• Excellent organizational skills with the ability to multitask and manage concurrent projects effectively.
• Ability to thrive in a team-driven collaborative work environment.
• Outstanding communication and interpersonal skills.
• Willingness to travel approximately 30% of the time.
