Role Overview
This position bridges precise accounting practices with asset management expertise, specifically within real estate investment analysis. It is embedded in a streamlined financial team and focuses on advanced financial review and valuation support, providing hands-on experience with fund-level accounting and property performance metrics without engaging in routine transactional bookkeeping. The role is ideal for professionals seeking to broaden their focus beyond traditional accounting towards strategic asset appraisal and reporting.
Responsibilities
- Conduct analysis and validation of monthly and quarterly financial statements prepared in accordance with U.S. GAAP or modified tax basis, covering multiple entities and investment funds.
- Execute preferred return and waterfall distribution calculations to aid in investor allocation at the fund level.
- Review and reconcile financial information provided by external administrators and internal accounting staff to ensure data accuracy.
- Oversee corporate expense monitoring and allocation across various business units and entities.
- Contribute to the preparation of investor communications, including capital call notices and distribution statements, along with quarterly reports.
- Perform variance analysis on property-level budgets, rent rolls, and operating reports to interpret changes in net operating income and occupancy metrics.
- Support quarterly asset valuations by applying discounted cash flow models, cap rate analysis, and sensitivity testing, identifying significant trends or anomalies.
Qualifications
- Bachelor’s degree in Accounting, Finance, or a related field is required.
- Three to five years of accounting experience, ideally in real estate, fund accounting, or investment management settings.
- In-depth knowledge of U.S. GAAP standards, encompassing both cash and accrual accounting approaches.
- Advanced skills in Excel, including financial modeling and handling multi-entity reporting.
- Experience conducting preferred return and waterfall distribution calculations.
- Keen attention to detail and ability to critically analyze financial data.
- Self-motivated, well-organized, and comfortable working independently in a lean operational environment.
- Preferred but not mandatory: experience in public accounting, familiarity with valuation techniques and real estate asset management principles, and exposure to lease analysis, such as tenant improvements, free rent periods, and net effective rent computations.
