About the Role

The position involves providing both analytical and qualitative assistance to senior team members focusing on retail and office property acquisitions. Responsibilities include evaluating markets, creating detailed investment materials, supporting underwriting, and assisting in executing investment deals for office and retail assets.

Primary Responsibilities

  • Assist in sourcing new acquisition opportunities by underwriting deals and collaborating with Perform Investments, regional leads, and investment professionals.
  • Prepare and refine investment documents such as financial models, presentations, and investment memoranda that clearly communicate opportunity details and risks.
  • Conduct market and submarket analyses by researching trends, fundamentals, and comparable transactions in partnership with brokers and leasing teams.
  • Support preparation of acquisition capital budgets coordinating with asset management, development, operations, and regional teams.
  • Participate in in-depth market analyses to support investment theses for both existing and new markets.
  • Assist in organizing and coordinating due diligence processes through to transaction closing.

Qualifications

  • Bachelor’s degree in Business, Finance, Accounting, Real Estate, Economics or related disciplines.
  • Between 1 to 3 years of experience in investment roles, ideally in investment banking, real estate, private equity, brokerage, or consulting.
  • Capable of managing multiple projects independently under demanding deadlines.
  • High attention to detail and organizational skills focused on deal materials and information management.
  • Strategic mindset with a proactive approach to supporting investment decisions.
  • Proficient in advanced Excel and financial modeling, including IRR, NPV, and core real estate metrics; experience with ARGUS software is required.
  • Excellent written communication skills with the ability to simplify complex analyses into clear investment memoranda.
  • Professional demeanor with transparency and a collaborative attitude.
  • Self-driven, team-focused individual able to prosper in a fast-paced, collaborative setting.
  • Ability to work effectively with teams distributed across markets such as Los Angeles, San Francisco, Seattle, and Atlanta.
  • Willingness to travel quarterly as required.
