Mortgage Analyst

About the Role

Canada ICI Capital Corporation is seeking motivated, independent thinkers to join as Mortgage Analysts. This full-time position, located in Winnipeg with some hybrid work flexibility, offers a chance to engage deeply with commercial real estate underwriting and financial reporting in a collaborative team environment.

Key Responsibilities

• Partner with mortgage professionals to evaluate commercial mortgage investments.
• Analyse operating statements, rent rolls, financial documents, market information, and third-party reports to assess mortgage quality.
• Develop proformas, cash flow models, and perform project-specific underwriting.
• Gather and share market data, such as brokerage reports and CMHC data, within the origination group.
• Maintain and manage a comprehensive database of market comparables including lease rates, vacancy rates, and construction costs.
• Review and summarize third-party reports including appraisals, building condition assessments, and environmental studies.
• Organize and keep project-related documentation and folders up to date.
• Support mortgage origination efforts by structuring mortgage opportunities based on diverse capital sources.
• Create institutional-quality Mortgage Investment Brochures.
• Prepare commitment letters for review by origination teams, lenders, and legal counsel.
• Coordinate funding processes alongside the Mortgage Origination team.
• Ensure compliance with documentation standards and maintain orderly data files for all client transactions.
• Build relationships with third-party service providers such as appraisers and engineers.

Qualifications

• Bachelor’s degree in Commerce with a focus on Finance, Economics, or Mathematics; an MBA is also welcomed.
• Commercial real estate industry experience of at least one year is advantageous.
• Proficiency in finance modeling methods such as IRR, NPV, rates of return, and cash flow forecasting.
• Holding or willingness to obtain relevant provincial mortgage licensing within six months of hire is preferred.
• Strong analytical skills and capability in underwriting.
• Exceptional written and verbal communication skills.
• Thorough understanding of cash flow statements and their preparation.
• Exceptional attention to detail and ability to manage multiple tasks in a dynamic setting.
• Advanced Microsoft Excel skills, including formulas, pivot tables, and charting.
• Proven ability to work effectively as part of a team.
• Knowledge of finance or real estate sectors is an asset.
