Manager - Development for Residential Apartment Projects

Role Overview

This position involves supporting the development management of residential apartment-led projects within the Residential Business Unit, collaborating closely with development leadership and cross-functional teams to shape project strategies, assist in feasibility and business planning, define residential products, guide design development, and ensure alignment with Qiddiya's development goals through governance and approvals.

Key Responsibilities

• Assist in managing residential apartment development projects from initial feasibility to design, procurement, delivery coordination, and handover phases
• Liaise with teams including Design, Delivery, Commercial, Cost Planning, Sales, Finance, Strategy, as well as external consultants to coordinate project inputs
• Contribute to product definition by determining unit mix, apartment types, amenities, customer propositions, and overall development strategy
• Oversee project progress relative to budgets, schedules, approvals, risk factors, and major milestones
• Prepare detailed development reports, presentations, governance documentation, and decision papers for senior leadership review
• Support in conducting feasibility studies, constructing business plans, developing design briefs, and formulating project execution tactics
• Ensure design outputs align with commercial, operational, and customer expectations through coordination with consultants and internal teams
• Maintain oversight of project actions, risks, dependencies, and required approvals throughout the development lifecycle
• Assist in procurement processes, tendering, and engaging consultants and project delivery partners
• Ensure strict compliance with Qiddiya’s governance frameworks, stage-gate procedures, reporting requirements, and approval mechanisms

Essential Qualifications and Experience

• Bachelor’s degree in Real Estate, Architecture, Engineering, Construction Management, Urban Planning, Business, or related disciplines
• Minimum of six years’ experience in real estate development, development management, design management, or project management
• Proven background working on residential apartments, mixed-use developments, masterplans, or large-scale real estate projects
• Comprehensive understanding of residential development phases including feasibility, product definition, design development, procurement, construction coordination, and handover
• Preference for experience on the developer or client side
• Strong knowledge of residential product features such as apartment layouts, unit mix, amenities, market positioning, and customer requirements
• Exceptional stakeholder management abilities, facilitating coordination among multiple internal and external teams
• Solid commercial insight relating to budgets, cost plans, development appraisals, and project schedules
• Excellent reporting, presentation, and communication skills to effectively engage leadership and stakeholders
