Role Overview

Westlight Capital is looking for an Investments Associate with 2 to 5 years of relevant experience to join its expanding team in West Palm Beach, Florida. The position provides broad exposure to the entire investment process, from deal sourcing and underwriting to transaction execution and portfolio oversight. The associate will work closely with senior leaders on acquisitions and development opportunities and contribute directly to the firm’s continued growth.

Key Responsibilities

• Construct detailed financial models, valuations, and scenario and sensitivity analyses for acquisition and development opportunities.
• Assist with due diligence work, including review of comparable assets, market intelligence, legal documents, and other deal execution tasks.
• Prepare investment memoranda and presentation materials for investment committee, capital partners, and lenders.
• Track asset and portfolio performance, including budgets, construction milestones, and operating metrics.
• Build and nurture relationships with brokers, lenders, and investors.
• Research market conditions at both macro and micro levels to assess trends influencing real estate investment decisions.

Qualifications

• 2 to 5 years of experience in investment banking, private equity, real estate investing, or a closely related discipline.
• Strong command of Excel and Claude or comparable AI tools, along with advanced financial modeling and analytical capability; familiarity with Argus, CoStar, and similar real estate tools is an added advantage.
• Good understanding of real estate valuation, capital markets, and core investment concepts.
• Strong written and spoken communication skills.
• Well organized, detail-focused, and able to balance multiple priorities in a demanding environment while working both independently and with a team.
• High level of professionalism, work ethic, and collaborative attitude.
• Bachelor’s degree is required; an advanced degree or professional credential is a plus.
