Facilities Maintenance Technician

Role Overview

The Facilities Maintenance Technician will be responsible for maintaining cleanliness, performing preventative upkeep, and executing general repairs across facilities, grounds, buildings, and equipment. The technician conducts routine maintenance such as fluid replacement, filter changes, lubrication, inspections, and cleaning. Responsibilities extend to grounds upkeep including mowing, trimming, snow and ice removal, and basic trades maintenance such as plumbing, carpentry, and painting. Assistance to outside contractors during facility work is also part of the role.

Key Duties and Responsibilities

• Interpret work orders and specifications to assign tasks and set priorities; initiate work orders for verbal or personal maintenance requests when needed.
• Diagnose and repair minor electrical issues in buildings including lamp, ballast, fixture, switch, photocell, and outlet repairs; replace filters on air conditioning and downdraft units.
• Undertake minor repairs and maintenance on external building elements, grounds, plumbing, and mechanical systems or equipment.
• Monitor and replenish fluid levels like coolant in machines; safely handle and store used coolant for disposal by authorized vendors.
• Maintain cleanliness by sweeping, mopping floors, sanitizing restrooms, breakrooms, eyewash stations, and emptying trash and scrap bins.
• Operate grounds maintenance equipment such as mowers and trimmers; utilize shovels, plows, or ice removal tools as necessary.
• Operate forklifts and other material handling tools including overhead and jib cranes safely and efficiently.
• Drive motor vehicles within the facility to transport parts and supplies needed by maintenance teams.
• Transport parts, tools, equipment, and remove debris or inoperable items from work sites.
• Manage inventory and requisition parts, equipment, and supplies; procure items that are unavailable in inventory.
• Record data accurately using ERP, maintenance work order systems, or other electronic tools.
• Use various cleaners, solvents, power and hand tools, adhesives, and lubricants for facility upkeep and repair.
• Maintain organized, clean, and safe work areas; properly store tools and equipment when not in use.
• Engage in safety committee activities and strictly follow all safety policies, including consistent use of personal protective equipment (PPE).
• Follow verbal and written instructions effectively with good communication skills in English.
• Perform additional assignments as required while maintaining regular on-site attendance.

Education and Experience Requirements

• High School diploma or GED equivalent is mandatory.
• At least two years of relevant experience in a maintenance role is required; completed apprenticeships or vocational training in industrial maintenance or building trades may substitute for some experience.

Skills and Abilities

• Valid driver's license with a clean driving record meeting insurance criteria.
• Preferred forklift experience; certification must be obtained upon hire and maintained.
• Mechanical aptitude and fundamental knowledge of facility maintenance practices.
• Experience using hand tools and electrical testing instruments.
• Preferred experience in small motor repair and hydraulic or pneumatic systems.
• Proficient in Microsoft Office suite (Outlook, Excel, PowerPoint, Word).
• Preferred familiarity with ERP or work order management software.
• Strong self-management abilities including efficiency, adaptability, urgency, multitasking, and meeting deadlines.
• Effective written and verbal communication skills with legible handwriting in English.

Physical Requirements and Work Conditions

• Ability to stand and walk through the facility regularly; perform prolonged sitting and standing.
• Capability to lift, carry, push, or pull items weighing up to 50 pounds over short distances.
• Frequent bending, crawling, stooping, squatting, kneeling, climbing stairs, ladders, and steps.
• Good color, letter, and number recognition; manual dexterity to remove/install hardware and operate tools and computers.
• Visual accuracy to assess distances and avoid obstacles; safe operation of forklifts and material handling equipment.
• Work environment includes exposure to moderate to excessive noise, dust, fumes, extreme temperatures, sharp tools, hazardous equipment, and power sources.
• Mandatory use of personal protective equipment such as hearing protection, eye and hand protection, and safety footwear.
