Role Overview

The Facilities Custodian is tasked with overseeing the upkeep, maintenance, and operational readiness of Ace Electric’s corporate and affiliated properties, specifically focusing on the Home Office. This position provides essential janitorial and routine maintenance to multiple company divisions, including Valdosta, Ace University, Engineering, and Fabrication. The role ensures that all facilities remain clean, secure, safe, and maintained to a high professional standard suitable for executive spaces and training environments.

Key Responsibilities

  • Maintain cleanliness and general upkeep of interior and exterior of assigned properties, with landscaping maintenance outsourced.
  • Perform minor repairs such as drywall patching, painting touch-ups, light carpentry, and fixture adjustments.
  • Inspect and proactively identify maintenance needs of buildings and exterior spaces including parking lots, sidewalks, entries, and signage.
  • Manage lighting systems inside and outside the buildings by replacing bulbs, troubleshooting minor electrical issues, and coordinating vendor repairs.
  • Keep offices, restrooms, kitchens, conference and training rooms clean, restocked, and orderly, preparing spaces for meetings and events.
  • Handle routine cleaning of interior windows and monitor exterior window and façade conditions, arranging specialized cleaning services when necessary.
  • Oversee landscaping vendor performance and conduct minor groundskeeping tasks.
  • Coordinate and supervise vendors related to HVAC, plumbing, electrical, pest control, copier maintenance, and other facility services, ensuring quality and timely completion.
  • Assist with office furniture movement, room setups for events, seasonal decorating, and maintaining an organized inventory of tools and supplies.
  • Support facility operations at additional locations as assigned, requiring travel between sites to maintain consistent standards.
  • Ensure safety systems such as fire alarms, emergency lighting, AEDs, generators, and exit lighting are inspected, tested, and functional in coordination with the Safety Department.
  • Maintain security systems including cameras, access controls, and locks, coordinating repairs and monitoring access points.
  • Identify and mitigate safety hazards related to facility upkeep, ensuring compliance with company safety policies and regulations.

Qualifications and Requirements

  • High school diploma or GED preferred.
  • A minimum of five years’ experience in facilities or property management, or building maintenance.
  • Practical knowledge of custodial duties, basic plumbing, electrical, and building systems.
  • Proven ability to independently manage multiple tasks and coordinate contractors effectively.
  • Possession of a valid state driver’s license and reliable transportation.
  • Must pass references, background check, and drug screening.

Working Conditions and Physical Demands

  • Work involves exposure to outdoor weather conditions including heat, cold, rain, or snow.
  • Regularly lift up to 40 pounds and frequently handle items up to 10 pounds.
  • Operate ladders, carry tools and equipment, and perform duties requiring bending, stooping, crawling, climbing, and balancing.
  • Comply with all personal protective equipment requirements and safety procedures.
  • Work schedule typically involves 30 to 40 hours per week with possible overtime and weekend event preparation.
