About the Company
InnSpace focuses on helping hotel owners complete renovations and conversions with as little disruption as possible. Since 1994, the company has delivered an in-house set of services that covers technical preconstruction, PIP support and negotiation, interior design, FF&E procurement, project logistics coordination, onsite scheduling, installation, and general construction. By keeping these services under one roof, the team can offer a smoother process, a single point of accountability, quicker delivery, and tighter cost control from the start. InnSpace works with well-known hospitality brands such as Hilton, Best Western, Marriott, and IHG.
Role Overview
This position supports hotel renovation projects during the construction phase and works closely with the Superintendent, preconstruction, design, procurement, subcontractors, and the construction leadership team. The role is heavily onsite: the person will spend 7 days per week at the hotel while work is underway, and a private hotel room will be provided. The main goal is to help deliver projects on schedule and within budget. After successfully handling multiple hotel renovation assignments over a few years, the company expects this role to develop into a senior construction management position with oversight of multiple projects and minimal site visits. There is clear room to grow within the organization.
Work Schedule and Location
Standard hours are 8:00 am to 5:00 pm. The workweek is Monday through Friday, with occasional weekend work when needed. Upcoming project locations include Washington, Oregon, Alaska, Idaho, Montana, and Missouri.
Key Responsibilities
- Oversee one or several projects at the same time, even when they are at different phases or vary in size and complexity.
- Prepare written status updates every two weeks for internal and external stakeholders.
- Maintain onsite client relationships, especially with hotel managers, while working in properties that may remain 50% to 70% operational during construction.
- Anticipate resource needs and coordinate recruitment to support project goals.
- Use labor and materials efficiently to prevent delays and budget overruns.
- Support cost tracking so the project stays aligned with budget expectations.
- Help build and maintain detailed project schedules and guestroom displacement schedules.
- Develop and manage site safety, logistics, and phasing plans.
- Run weekly OAC meetings and internal project meetings.
- Prepare meeting notes, track action items, and follow through on next steps.
- Oversee subcontractor and vendor contracts, ensuring scope alignment, risk control, and legal compliance.
- Review invoices from subcontractors and vendors and confirm progress claims.
- Monitor project performance and identify opportunities to improve schedule and cost efficiency.
- Set short- and long-term targets, milestones, and deadlines, then work to keep the project on track.
- Make sound decisions when there are multiple possible project paths.
- Use practical problem-solving and internal planning to address challenges before escalating them externally.
- Follow up on procurement shipping timelines proactively.
- Track FF&E expediting reports and related updates.
- Act as the main contact for internal design, procurement, and construction teams.
- Keep InnSpace management informed so the project remains aligned with company goals.
- Work with client relations and preconstruction teams on change orders before they are presented to the owner.
- Apply construction safety practices in line with OSHA expectations.
- Check quality throughout the project to maintain expected standards and comply with local AHJ requirements.
- Conduct punch walks, create punch lists, and manage completion of outstanding items.
- Use industry best practices, building codes, and standard construction techniques throughout execution.
- Prepare and submit project billings and support InnSpace’s Construction Excellence plan.

- Identify risks early and reduce them ahead of time, including planning for delivery timing and sequencing.
- Inspect incoming materials onsite to confirm they are correct and match project requirements.
- Improve onsite efficiency while minimizing disruption to guest rooms and hotel operations.
- Finish projects on time and within budget.
- Continue developing professionally through tools and training such as Smartsheet and Bluebeam.
- Build better subcontractor relationships and improve cost control for the company.
- Support ongoing process and systems improvement.

Qualifications
- Between 1 and 8 years of experience in project management or closely related work.
- A degree in engineering or construction is preferred.
- PMP certification is preferred.
- Strong ability to solve problems creatively.
- Comfort using project management software, methods, and standard best practices.
- Experience managing work through the full project lifecycle.
- Strong analytical capability.
- Excellent troubleshooting and decision-making skills.
- Good interpersonal skills and a high level of resourcefulness.
- Ability to deliver projects according to scope, budget, and timeline requirements.
Travel Requirement
This role may involve managing about three projects at once and traveling to project sites. Travel can be as much as 80% of the time. The position must be onsite at the hotel renovation location to receive deliveries, complete punch-out work, and manage hotel relationships. A hotel room will be provided.

Because hotel renovations typically last 3 to 6 months, the Field PM is expected to stay onsite for most of each project, although taking paid weeks between projects is common and must be approved in advance by the principal of construction.
- Full-time employees may join the company health insurance and/or dental insurance plans. If the employee enrolls in the HSA5500 plan, the company covers 100% of the premium for the employee and their spouse and/or children. If another plan is selected, the employee may be responsible for any additional cost. HR or the Office Manager can provide more details.
- A laptop is supplied by the company.

- A 401(k) match of up to 3% of salary is included.
