Property Manager

Overview

We seek a dependable and proactive individual to serve as a Land & Property Field Supervisor, overseeing multiple land and property assets across Hyderabad and its vicinity. This role demands frequent on-site visits, monitoring property conditions, managing maintenance operations, and promptly relaying important updates to management.

Responsibilities

• Conduct routine physical checks of designated lands and properties.
• Monitor for illegal encroachments, unauthorized use, construction, or suspicious activities on sites.
• Document visits with photographs and videos, and submit detailed progress reports regularly.
• Verify boundaries, fencing, access roads, and overall site conditions.
• Oversee fencing installation, land clearing, maintenance, security, and other ongoing property works.
• Collaborate with contractors, laborers, surveyors, security staff, and vendors.
• Be present during surveys, measurements, and other property-related tasks.
• Keep comprehensive records of visits, completed tasks, expenses, and unresolved matters.
• Urgently report disputes, encroachments, boundary conflicts, or irregularities to higher management.
• Support management with field coordination for land and property issues.
• Ensure timely follow-up and completion of assigned property tasks.
• Maintain strict confidentiality over all property and ownership information.

Candidate Requirements

• Prior experience in land supervision, property management, real estate operations, or site/construction supervision is desirable.
• Good familiarity with Hyderabad and nearby areas.
• Knowledge of land boundaries, survey markings, fencing, and basic property documentation is beneficial.
• Effective communication skills to interact confidently with local residents, contractors, laborers, and stakeholders.
• Willingness to travel frequently across various land locations.
• Possession of a two-wheeler or car and a valid driving license is preferred.
• Basic proficiency with digital tools such as WhatsApp, Google Maps, email, and smartphone apps for reporting purposes.
• Fluency in Telugu preferred; English and Hindi language skills are an added advantage.
• Must be reliable, observant, organized, and capable of working independently.

Reporting Obligations

• Submit photographs and videos from site visits.
• Provide regular updates on site location and status.
• Report on work progress and maintenance needs.
• Record details of any unusual or unauthorized activity promptly.
• Maintain and disclose records of expenses and completed work as necessary.
• Immediately notify management of any urgent property concerns.
