Role Overview

The Market Research Analyst is an integral member of the Investment team, responsible for detailed research and analysis of market, demographic, and economic factors within the multi-residential rental sector. Insights gathered guide investment strategies by assessing competitors, rental trends, and available products to discover growth avenues.

Key Responsibilities

• Conduct comprehensive research on rental pricing, incentives, demographic changes, economic trends, and competing properties
• Analyze market scenarios and convert findings into actionable insights for acquisitions and developments
• Compile concise reports on market intelligence and competitor activities
• Create data-informed revenue assumptions to aid investment underwriting and opportunity assessment
• Track industry trends and acquisition activities in priority growth markets using various data sources
• Integrate data from multiple channels to highlight market themes such as rent growth, supply, and demand changes
• Contribute to acquisition and development reports including investment suggestions
• Collaborate across teams to align and support shared goals
• Assist with team initiatives and other projects as needed

Qualifications and Skills

• Post-secondary degree or diploma in a related discipline
• Preferred minimum of two years relevant experience
• Proficiency in Microsoft Office; familiarity with Access and SAP or Yardi software is beneficial
• Strong analytical capabilities in data gathering, interpretation, and problem-solving
• Excellent communication and teamwork skills
• Ability to prioritize tasks and manage time effectively
• Good judgment, decision-making skills, and meticulous attention to detail
• Availability to travel and hold a valid vehicle license

Additional Information

Hiring salary range for this position is $70,000 to $75,000, reflective of varying experience, expertise, and market factors specific to the Toronto location.
