Role Summary
The Associate, Acquisitions role supports the Investments team primarily by assisting with underwriting new acquisition opportunities, conducting scenario analysis, researching and validating assumptions, developing rental and sales comparables, and collaborating on modeling, financing, due diligence, and site visits. Exceptional quantitative abilities and strong communication skills are essential for this position.
Key Responsibilities
- Prepare specialized analyses as requested by the investment team leader.
- Lead analytical and project support across all investment activities, including maintaining and building financial models, sensitivity analyses, and other financial evaluations of real estate transactions.
- Assist with capital markets activities and provide related analyses during the investment lifecycle.
- Coordinate with external partners such as accountants, attorneys, brokers, and consultants throughout deal transactions.
- Evaluate potential acquisition markets and assets based on the firm's investment criteria.
- Conduct detailed market research and compile market analysis reports.
- Analyze macroeconomic, regulatory, and housing market factors including supply/demand, occupancy, and rent trends.
- Prepare and actively engage in investment committee meetings, effectively presenting analyses to senior investment staff.
- Address investor inquiries and manage tracking of investor contacts to support fundraising efforts.
- Develop analytical underwriting scenarios using historical financial data and forward-looking assumptions.
- Source, manage, and follow up on marketed deals, both inbound and outbound, overseeing due diligence, closing, and transition procedures for contracts.
- Review and understand financial documents such as Purchase and Sale Agreements, Loan Agreements, and Fund or Joint Venture Agreements.
- Manage the due diligence process from PSA execution to closing, tracking documentation, reviewing findings, and updating deals accordingly.
- Collaborate with asset management on due diligence, post-closing tasks for acquisitions, and analyses for recapitalization opportunities.
Qualifications
- Bachelor's degree in Business, Finance, Data Analytics, Accounting, Real Estate, Economics, or related disciplines.
- 3 to 6 years of experience in residential real estate acquisitions, capital markets, private equity, or investment banking.
- Proficiency in Microsoft Excel, Word, and PowerPoint; familiarity with Yardi and DealCloud is advantageous.
