Role Overview

In this position, you will be integral in overseeing and enhancing the value of the portfolio. Responsibilities include conducting daily analytical tasks to ensure assets adhere to their plans by monitoring budget performance, evaluating operating results, holding property managers accountable, and assisting in driving the business strategy for each property. The role encompasses the entire asset ownership cycle, from post-acquisition stabilization through value-add projects to disposition or refinancing.

This data-driven role interfaces with nearly all facets of the business, collaborating closely with the Director of Asset Management and partnering with acquisitions, accounting, construction teams, and third-party property management firms.

Qualifications

  • 2 to 5 years of experience in multifamily asset management, acquisitions, property management analytics, commercial real estate, or related financial/analytical functions.
  • Proficient in Excel with the capability to construct and audit models from operating data such as rent rolls, trailing 12 months (T12) statements, and budgets.
  • Strong analytical skills enabling quick identification of trends, issues, and follow-up questions from financial data.
  • Self-motivated, organized, detail-focused, capable of handling multiple assets and deadlines simultaneously.
  • Effective written and verbal communicator comfortable engaging with property managers, lenders, and senior stakeholders.
  • Bachelor’s degree in finance, real estate, accounting, economics, or a related field.
  • Residency in the Dallas area with the ability to work onsite and travel to property locations as required.

Preferred Experience

  • Direct multifamily real estate experience in Texas markets.
  • Familiarity with property management software platforms such as Yardi or RealPage/OneSite.
  • Hands-on experience with value-add projects, capital expenditure (CapEx) monitoring, and renovation initiatives.
  • Understanding of real estate debt structures, lender reporting, and joint venture/partnership frameworks.
  • Knowledge or experience with affordable housing or Low Income Housing Tax Credit (LIHTC) assets is advantageous.

Primary Responsibilities

  • Track performance metrics at the property level including occupancy, leasing activity, rent growth, delinquency, expenses, and net operating income (NOI), identifying variances from budget and underwriting assumptions.
  • Review and analyze weekly and monthly reports from third-party managers, preparing variance reports and highlighting concerns requiring management attention.
  • Develop and maintain rent rolls, T12 analyses, and operating statements; update forecasts and assist in annual budgeting processes.
  • Monitor the progress of asset business plans, particularly value-add renovations, capital projects, and revenue enhancement initiatives.
  • Support the preparation of quarterly investor reports, distribution calculations, lender compliance reports, and loan draw requests.
  • Collaborate with property managers on staffing levels, pricing tactics, lease renewals, and operational outcomes.
