Technical Manager - Real Estate Security

Overview

In the realm of secured mortgage-based financing, real estate property serves as the primary collateral. Therefore, it is essential to ensure that the underlying asset is legally compliant, technically sound, and viable for funding. Key evaluation aspects include property valuation, adherence to statutory permissions, and physical condition assessment. These evaluations can be carried out by approved external valuers or by an internal technical team.

Scope of Role

This role is dedicated to supporting various business units within Aditya Birla Finance Ltd., predominantly encompassing:

• Construction Finance business
• High Value Mortgage business
• Retail Mortgage business
• Home Loans
• Corporate Finance Group
• Other divisions associated with real estate-backed financing

Key Areas of Expertise

• Risk Evaluation: Analyze and assess risks associated with real estate properties used as security.
• Internal Controls and Audits: Perform audits to verify security measures and integrity-related risks.
• Data & MIS Management: Oversee portfolio management through effective data handling.
• Vendor Management: Coordinate and manage relationships with external valuation agencies.
• Turnaround Time (TAT): Ensure timely completion of vendor deliveries and evaluations.
• General Administration: Keep updated on real estate developments and maintain zone-wise master data records.
