Real Estate Development & Acquisition Associate

Position Overview

We are looking for an analytical and driven Real Estate Development & Investments Associate to contribute to a dynamic real estate investment and development firm focused on value-add acquisitions, ground-up development, and opportunistic investments across Texas. This position involves close collaboration with senior leadership on active projects in sectors including self-storage, build-to-rent communities, industrial/flex spaces, manufactured housing, office repositioning, and development feasibility.

Primary Responsibilities

• Support underwriting efforts for potential acquisitions by analyzing rent rolls, T-12 financial reviews, and market rent trends.
• Create and update detailed Excel financial models to assess acquisitions, development projects, and hold versus sell decisions.
• Conduct comprehensive market research on submarkets, comparable property transactions, and factors influencing demand.
• Assist with feasibility studies for ground-up and redevelopment projects by examining site limitations, zoning regulations, floodplain considerations, and density limits.
• Track project budgets, lender draw requests, and monitor construction progress to ensure alignment with plans.
• Coordinate due diligence processes by managing documentation such as surveys, environmental assessments, and entitlement filings.
• Monitor asset operating performance, leasing activities, and identify variances for reporting.
• Support the development of investment memoranda, internal presentations, and investor reports.
• Help prepare materials and conduct research to facilitate capital raising and evaluate strategic investment opportunities.

Qualifications

• Bachelor's degree in Finance, Real Estate, Economics, Business, or a related discipline.
• Proficiency with Excel and familiarity with financial modeling preferred; training will be provided.
• Strong analytical skills and meticulous attention to detail.
• Genuine interest in real estate private equity, development, and investments.
• Ability to juggle multiple projects and meet deadlines in a fast-paced setting.
