Role Overview

The position entails independently managing residential projects from initial pitch and conceptualization through to final execution. This includes architectural planning, interior design, detailed drawings, preparation of BOQs and quotations, client presentations, and coordinating with execution teams. The role requires a harmonious blend of creativity, technical expertise, communication prowess, and commercial insight.

Responsibilities

• Engage with potential clients to grasp their lifestyle needs, functional requirements, budget, and project objectives.
• Deliver design presentations, articulating concepts clearly and persuasively.
• Propose creative, feasible, and cost-efficient design solutions to clients.
• Prepare and present project proposals along with BOQs and quotations.
• Maintain strong client relationships and ensure a premium service experience throughout project duration.
• Follow-up on leads and assist in converting potential projects.
• Develop architectural floor and site plans along with residential building concepts.
• Create detailed construction drawings such as foundation, column, beam, slab, staircase, roof plans, elevations, and sections.
• Coordinate architectural designs with structural, plumbing, and electrical consultants ensuring adherence to construction standards and readiness for execution.
• Design comprehensive residential interiors, including modular kitchens, wardrobes, bedrooms, living, dining, bathrooms, utility spaces, and custom furniture.
• Prepare detailed furniture, ceiling, lighting, flooring, and electrical layouts.
• Develop mood boards, material palettes, and finish schedules.
• Create realistic 3D visualizations and presentation materials.

Required Skills

• Expertise in residential architectural planning and interior design.
• Proficiency in space planning and producing detailed construction and working drawings.
• Competence in preparing GFC drawings, joinery and furniture detailing.
• Strong skills in BOQ preparation, quantity take-offs, cost estimation, and quotation formulation.
• Sound knowledge of residential construction processes and interior execution coordination.
• Ability to effectively convince clients and deliver compelling presentations.
• Excellent communication, negotiation, and interpersonal skills.
• Professional client handling, problem-solving ability, and decision-making skills.
• Capability to manage multiple projects independently from start to finish.
• Proficiency in AutoCAD, SketchUp, Enscape, MS Office, and Google Sheets for BOQ and quotation purposes.
• Familiarity with D5 Render, Canva, Photoshop, Lumion, and Revit is advantageous.
• Fluency in spoken and written English and Hindi is mandatory, with Kannada preferred.

• Frequent travel is required for client meetings, site visits, surveys, and coordination.
• Immediate availability is preferred for candidates.
