Job Location and Schedule
This position is based in Welland, Ontario, Canada. It is a full-time role requiring a rotating schedule that includes weekends and on-call availability.
Compensation and Benefits
- Annual salary totaling $57,500, which includes rent for a provided apartment.
- Utilities and parking are covered by the employer.
- Health and dental benefits are fully paid by the employer.
Role Overview
The Building Operator supports the daily functioning of assigned apartment buildings. Duties include general maintenance, administrative tasks, cleaning, and delivering excellent tenant service.
Primary Responsibilities
- Scheduling and conducting inspections of interior and exterior common areas as well as contractor activities, documenting issues, and initiating repairs.
- Performing minor maintenance tasks such as plumbing, electrical, and carpentry in occupied units, addressing tenant requests promptly.
- Cleaning and refurbishing vacant or turnover units.
- Responding quickly to emergency maintenance and repair needs, including after-hours situations.
- Maintaining storage and boiler rooms, salting and shoveling walkways, and managing waste disposal.
- Executing all preventative maintenance activities, such as annual checks of fire and life safety systems, HVAC servicing, and backflow testing, ensuring proper documentation is maintained.
- Helping prepare the annual budget through inspections and reporting deficiencies, reviewing invoices, service contracts, and purchase orders for cost-effectiveness and compliance, and monitoring expenses to remain within budget.
Qualifications
- Post-secondary education relevant to the role.
- At least three years of experience working with HVAC systems, Building Automation Systems (BAS), and Fire Alarm Systems (FAS) in Class A residential buildings.
- Valid driver's license with a clean driving record and automobile insurance.
- Competency with computer applications such as Microsoft Word, Excel, and email/web interfaces.
- Physical capability to lift up to 50 pounds, bend, push, pull, and navigate stairs as needed.
