Job Overview

The Regional Asset Manager position focuses on improving the financial performance and strategic growth for a portfolio of properties. This role requires partnering with Regional Property Managers and onsite teams to optimize operational outcomes, align assets with corporate investment goals, and serve as the primary communication bridge between property operations and senior leadership. The role is hands-on and demands regular travel within the assigned region, at least monthly.

Key Responsibilities

  • Develop and implement strategic business plans for each property to meet financial and long-term value targets.
  • Track and analyze property metrics including occupancy, revenue, net operating income, delinquency, and expenses to identify trends and address issues.
  • Collaborate with Property Managers to ensure operational compliance with company policy and investment objectives.
  • Advocate for asset repositioning, capital improvements, and operational changes aimed at value maximization.
  • Work with acquisition, finance, and executive teams to evaluate property performance and support investment decisions.
  • Oversee financial reporting processes including monthly, quarterly, and annual statements with variance analysis and actionable recommendations.
  • Approve significant expenditures and budget adjustments consistent with investment strategies.
  • Lead portfolio-wide initiatives to enhance operational efficiency, boost customer satisfaction, and increase revenue.
  • Manage long-term capital improvement plans to sustain competitiveness and enhance property appeal.
  • Ensure compliance with lender and investor reporting and loan covenants.
  • Serve as lead contact and mentor for Regional Property Managers, providing guidance and performance feedback.
  • Participate in leadership meetings to convey portfolio insights and support company–wide strategies.
  • Oversee risk management, including safety compliance, insurance, and legal matters.
  • Manage recruitment, onboarding, payroll oversight, and employee performance reviews in coordination with HR.
  • Negotiate vendor contracts and review budgets to maximize cost effectiveness without sacrificing service quality.
  • Coordinate cross-departmental collaboration with Marketing, Accounting, Operations, and HR for aligned goals and information sharing.

Qualifications

  • A minimum of three years managing large commercial real estate portfolios with proven success.
  • Comprehensive commercial property management experience covering leasing, tenant relations, rent collection, and maintenance.
  • Strong familiarity with self-storage and mobile home community operations preferred.
  • Knowledge of construction, building codes, regulations, and quality assurance.
  • Excellent financial analysis skills including budgeting and investment assessment.
  • Proven leadership ability motivating multidisciplinary teams.
  • Excellent communication and interpersonal capabilities.
  • Strategic thinking with strong analytical and problem-solving proficiency.
  • Proficient with property management and project management software tools plus Microsoft Office.
  • Availability for responding to off-hour events and emergencies.
  • Willingness to travel regularly within the assigned region.
