Position Overview
This role offers a dynamic opportunity at a growing property management company. The position requires a highly organized, detail-oriented individual who excels in problem-solving and managing operational priorities independently. Primary Responsibilities
- Oversee daily operations for a 160-unit high-rise property.
- Manage rent collection activities including issuance of notices and court appearances as necessary.
- Ensure proper income accounting and timely deposits with the bank.
- Handle leasing processes and applicant approvals effectively.
- Develop and execute marketing and leasing strategies to maximize occupancy.
- Enhance tenant relations and retention initiatives.
- Maintain low delinquency rates through personal tenant follow-ups.
- Support the Regional Manager with recruiting, supervising, training, motivating, and if needed, terminating staff.
- Promote a positive work environment to encourage employee motivation.
- Coordinate daily with maintenance teams to ensure prompt work order completion, apartment turnovers, and property upkeep.
- Manage budgeting activities including purchase orders, contract bids, capital improvement projects, and operating budgets.
- Conduct daily physical inspections of the community.
- Identify and remediate potential liabilities concerning property condition and employee conduct.
- Perform other duties as assigned by the Regional Manager.
Candidate Requirements
- High School diploma or GED minimum.
- At least one year of experience in property management.
- Proficient computer skills with working knowledge of relevant software.
- Strong problem-solving abilities.
- Effective leadership and communication skills.
- Exceptional customer service and marketing expertise.
- Excellent organizational skills with the ability to prioritize tasks.
- Outgoing personality, reliability, and eagerness to learn.
- Adaptable to a fast-paced, evolving work environment.
- Goal-driven and enthusiastic mindset.
- Willingness to work flexible hours.
- Experience with Yardi property management software highly preferred.
Compensation and Benefits
Besides a competitive base salary, employees are eligible for an annual performance bonus of up to 20% of their salary.
