Role Overview
We are seeking a capable and dependable Handyworker who can attend to residential rental properties for listing readiness. Responsibilities include conducting property assessments, performing general repairs, installing lockboxes, documenting the property condition through photos and videos, and identifying additional repair needs before the property is listed, shown, leased, or ready for tenant move-in.
Main Responsibilities
- Visit residential rental units to conduct readiness inspections, verify access, carry out approved repairs, and prepare properties for move-in appointments
- Evaluate overall property condition and note any recommended repairs or upgrades that may affect listing status, showings, or tenant move-in
- Capture clear photographs and videos of property features, access points, lockboxes, repairs, and any issues impacting the leasing process
- Install lockboxes and confirm accurate access details
- Carry out general repair and maintenance tasks to get properties ready for listing or move-in
- Create or suggest additional work orders for follow-up repairs or improvements as necessary
- Return to properties to complete authorized work before listing, showings, lease signing, or move-in dates
- Provide thorough updates, notes, and visual documentation of completed tasks
- Communicate professionally with landlords, applicants, tenants (where relevant), and internal team members
- Recognize when specialized licensed trade services are necessary and escalate appropriately
Typical Tasks
- Patching drywall and minor wall repairs
- Caulking and weatherproof sealing
- Touch-up painting
- Repairing doors, locks, hinges, handles, and cabinets
- Conducting basic plumbing repairs
- Installing fixtures, shelves, mirrors, blinds, and hardware
- Fixing minor flooring, trim, and baseboards
- Performing rental turnover maintenance and preparing properties for listing
- Installing lockboxes and managing access setup
- Conducting property condition checks before listings, showings, or tenant move-in
Required Qualifications and Skills
- Experience as a skilled handyworker, maintenance technician, contractor, or a similar position
- Solid understanding of residential property repairs, rental turnover processes, and readiness standards
- Own reliable transportation to travel between properties
- Possession of necessary tools and a ladder available at job sites
- Smartphone with high-quality camera (e.g., iPhone 13 or similar) to document work
- Capacity to capture clear photos and videos of property conditions, repairs, and access points
- Strong note-taking and update submission skills after each visit
- Ability to work autonomously with little supervision
- Professional demeanor—punctual, dependable, and attentive to detail
- Effective communication skills with landlords, applicants, tenants (when applicable), and internal teams
Preferred Experience
- Familiarity with rental turnover repairs
- Experience preparing properties for photography, showings, inspections, or move-in
- Proven experience installing lockboxes and verifying access details
- Comfort working in both occupied and vacant residential rental properties
- Background in supporting leasing, property management, maintenance, or residential service operations
