About the Role

MoveSmart Rentals seeks a dependable and skilled Handyworker to support residential rental properties in Orillia, Ontario. This position involves conducting listing readiness assessments, performing general repairs, installing lockboxes, capturing detailed photos and videos, and identifying further maintenance needs prior to property listing, showing, leasing, or tenant move-in.

MoveSmart Rentals is a full-service leasing partner utilizing proprietary software to assist landlords in expediting leasing, minimizing vacancies, and thoroughly screening applicants. The company syndicates rental listings across MLS and over 20 platforms, managing all stages from posting to tenant move-in.

Key Responsibilities

Visit residential rental properties to assess readiness for listing, access, repair approvals, and move-in preparations
Inspect properties thoroughly and document recommended repairs or enhancements that affect listing and tenant move-in conditions
Capture clear photographic and video evidence of properties, access points, lockboxes, and any repair issues
Install lockboxes and verify access credentials
Conduct basic repairs and light maintenance tasks to prepare properties
Generate or suggest follow-up work orders for additional repairs or improvements
Return to properties to complete approved work orders before listing, showings, lease signing, or move-in
Provide detailed updates including notes, photographs, and videos for completed tasks
Maintain professional communication with landlords, applicants, tenants when applicable, and internal teams
Recognize situations requiring licensed trades and escalate appropriately

Typical Maintenance Tasks

Patching drywall and small wall repairs
Applying caulking and sealants
Touch-up painting
Repairing doors, locks, hinges, handles, and cabinets
Handling minor plumbing fixes
Installing fixtures, shelves, mirrors, blinds, and hardware
Addressing minor flooring, trim, and baseboard repairs
Performing rental turnover and readiness repairs
Setting up lockboxes and access controls
Conducting property condition inspections prior to listing or tenant move-in

Candidate Requirements

Previous experience as a skilled handyworker, maintenance technician, contractor, or similar capacity
In-depth knowledge of residential repair processes, rental turnovers, and standards for property readiness
Reliable personal transportation
Possession of necessary tools and equipment readily available during work
Access to a ladder for job site use
Smartphone (iPhone 13 or equivalent) equipped with a high-resolution camera
Competency in capturing clear photos and videos documenting property condition, access points, repair issues, and completed tasks
Ability to generate clear, concise written updates and reports after each property visit
Strong capacity to operate independently with minimal supervision
Professional demeanor, punctuality, attention to detail, and reliability
Effective and respectful communication skills with landlords, applicants, tenants, and team members

Preferred Experience

Familiarity with rental turnover repairs
Experience preparing properties for photography, showings, tenant inspections, or move-ins
Skill in installing lockboxes and arranging property access
Comfort working inside both vacant and occupied residential rentals
Background supporting leasing, property management, maintenance, or residential services operations
