Role Overview
This position focuses on the technical responsibilities related to leasing commercial properties and social communal facilities managed by the Housing & Development Board.
Key Duties
- Coordinate site visits and viewings of vacant commercial units at neighbourhood centres, shopping and office complexes, as well as social communal facility units for government and social service agencies, working alongside managing and marketing agents.
- Respond to technical inquiries from prospects, tenderers, and social communal facility applicants regarding trade-specific provisions for various vacant properties, including issues like loading capacity and additional electrical load requests. Collaborate with project teams and relevant technical departments to provide advice, initiate feasibility assessments, and support upgrade initiatives.
- Convert hardcopy plans of vacant commercial and social communal units into CADD format for e-bidding and tender processes, verify units' boundaries with other departments to determine lettable areas, scale floor plans, maintain and revise "as-built" drawings, demarcate units for marketing, and upload plans into the tender system.
- Provide technical inputs and vet design briefs for new and existing neighbourhood centres, shopping, and office complexes; coordinate and attend site meetings involving consultants and stakeholders; manage technical queries from marketing agents, prospects, tenants, and their consultants; liaise on unit marketing plans and specifications; and handle urgent site viewings as required.
- Maintain regular engagement with managing and marketing agents, prospects, and stakeholders to address technical questions, provide resolutions, gather feedback, and enhance service delivery.
Candidate Profile
- Educational background in Mechanical & Electrical Engineering, Building Management, Real Estate or Property Management, or Building Services Engineering.
- At least 2 years of relevant experience ensuring compliance of commercial properties with Fire Safety and Shelter Department (FSSD) and other relevant statutory authorities regarding the trades operating in these units.
- Proficiency in CADD drafting and the capability to interpret and visualize building designs and technical drawings from two-dimensional plans is advantageous.
- Attention to detail, ability to work independently, pleasant demeanor, excellent communication and interpersonal skills, and commitment to quality service.
- Strong familiarity with local regulations related to commercial property management.
- Technical problem-solving expertise with the capacity to understand and contribute feedback on mechanical, electrical, and building system feasibility studies.
