Role Overview
The Project Controller acts as ZLC’s commitment to clients, ensuring projects are delivered on time, meet quality standards, and proceed without unexpected issues. This role oversees project execution from start to finish, managing people, resources, and site activities. The Project Controller has significant autonomy and responsibility, managing multiple projects and directly impacting company growth and reputation.
Key Responsibilities
- Own and manage site operations from project handover until client sign-off, ensuring adherence to schedule, quality, and budget across all assigned projects.
- Interpret and convey multiple drawings (2D/3D), including civil, structural, electrical, plumbing, and carpentry plans to clients and teams.
- Supervise on-site work, maintaining quality control and safety standards by overseeing the in-house project team and subcontractors. Manage scheduling, briefings, performance, and escalate issues as needed.
- Ensure compliance with BizSAFE and Workplace Safety and Health (WSH) guidelines through toolbox meetings and safety documentation; manage statutory submissions.
- Control project costs by minimizing waste and driving profitability.
- Develop, monitor, and update project schedules, understand subcontractors' workflows, and prioritize tasks to meet deadlines.
- Perform regular site inspections and produce timely, accurate reports highlighting potential problems and solutions before delays occur.
- Liaise with Design Consultants on client expectations, scope alterations, and key milestones, keeping clients proactively informed.
- Promptly document variation orders and collaborate with Quantity Surveyors for cost estimates within agreed timelines.
- Lead pre-handover quality inspections and ensure all defects are resolved before client delivery.
- Coordinate material deliveries and site logistics to maintain uninterrupted work progress.
Essential Competencies
- Expertise in project and site management, including supervision.
- Ability to manage subcontractors and suppliers effectively.
- Skills in project scheduling and sequencing.
- Proficiency in risk identification and ensuring WSH compliance.
- Strong documentation and reporting capabilities.
Experience and Qualifications
- At least 3 years of experience in site supervision or project management within renovation, construction, or interior fit-out sectors.
- Practical knowledge of renovation trades such as plumbing, tiling, carpentry, and mechanical & electrical coordination.
- BizSAFE Level 3 or higher certification; familiar with MOM WSH regulations and on-site safety protocols.
- Competency in reading 2D technical drawings and schematics; familiarity with SketchUp or 3D visualization tools is advantageous.
- Excellent communication skills, able to influence and provide clear, professional guidance on-site; skilled in writing site reports and managing client inquiries.
- Detail-oriented with a strong focus on quality and the ability to manage various stakeholders and subcontractors, including conflict resolution.
- Preferably holds NITEC/Higher NITEC, Diploma or equivalent qualifications in Civil Engineering, Building, or Construction Management.
