Job Overview

Our client seeks a dependable and skilled Handyworker to manage residential rental properties by performing property-readiness evaluations, general repairs, lockbox installations, and thorough documentation through photos and videos. The role supports property owners, tenants, and internal teams in leasing, inspections, maintenance coordination, and ongoing property management operations.

Key Duties

• Visit residential rental properties to conduct readiness assessments, verify access, perform approved repairs, inspections, and prepare units for move-in.
• Assess property conditions, recommending necessary repairs or enhancements.
• Capture clear photos and videos of the property, access points, lockboxes, repair work, and any issues needing further attention.
• Install lockboxes and verify access details.
• Complete general maintenance and minor repairs that support property readiness.
• Generate or suggest additional work orders for follow-up repair needs.
• Return to properties as required to finish approved work orders.
• Provide detailed updates including notes, photos, videos, and descriptions of completed tasks.
• Maintain professional communication with property owners, tenants, vendors, and internal staff.
• Identify situations requiring licensed trades and escalate accordingly.

Common Tasks

• Minor drywall repairs and patching.
• Caulking and sealing jobs.
• Touch-up painting.
• Repairs involving doors, locks, hinges, handles, and cabinets.
• Basic plumbing repairs.
• Installation of fixtures, shelves, mirrors, blinds, and hardware.
• Small flooring, trim, and baseboard repairs.
• Turnover repairs to prepare rentals for new tenants.
• Lockbox installation and managing access setup.
• Final inspections before showings, lease signings, or move-in.

Requirements

• Prior experience as a handyworker, maintenance technician, contractor, or similar position.
• Strong knowledge of residential repair techniques, turnover procedures, and property-readiness standards.
• Reliable personal transportation and a complete set of applicable tools on hand during work hours.
• Possession of a ladder suitable for job site use.
• High-quality smartphone (such as iPhone 13 or equivalent) capable of capturing clear photos and videos.
• Comfortable documenting property details, concerns, and completed work with visual evidence and written notes.
• Proven ability to operate independently with minimal supervision.
• Professionalism, punctuality, reliability, attention to detail, and strong communication skills.
• Ability to engage respectfully with property stakeholders including owners, tenants, vendors, and internal teams.

Preferred Qualifications

• Experience with rental turnover repairs and preparing properties for showings or move-ins.
• Familiarity with installing lockboxes and confirming access arrangements.
• Background working inside both occupied and vacant residential rental units.
• Support experience within property management, leasing, maintenance coordination, or residential service roles.
